Job summary

Boulevard Together Owner LLC is seeking a Leasing and Compliance Coordinator in New York to oversee the leasing process from intake to occupancy. You will conduct tours, process applications, manage waitlists, and coordinate with residents and agencies to achieve occupancy goals.

The role requires an Associate degree or equivalent, 2+ years of leasing experience, and proficiency in Microsoft Office and Excel, with strong math, organization, and communication skills.

Qualifications

  • Associates degree or equivalent work experience required.
  • Two years’ sales/leasing experience desirable.
  • Experience in NYCHA Project Based Section 8, PACT, Section 18, Tenant Based Vouchers knowledge of subsidy regulations.
  • Proficient in Microsoft Office and Excel.
  • Strong math skills.
  • Highly motivated and able to work independently.
  • Ability to handle resident or building emergency situations if needed.
  • Excellent organizational and proofreading skills and attention to detail.

Responsibilities

  • Foster a positive, active, and collaborative relationship with residents, communities, and agencies.
  • Coordinate leasing process including intakes, interviews, processing and distribution of applications.
  • Manage waiting lists and prepare weekly leasing reports.
  • Conduct model apartment, vacant apartment, and community amenity tours.
  • Prepare lease packages and supplemental documents for new move-ins.
  • Provide backup support to other team members.
  • Update daily turnover log and maintain occupancy targets.
  • Assist with annual recertifications for NYCHA PACT PBV program.

Overview:The Leasing and Compliance Coordinator interacts directly with prospective and current residents to achieve maximum occupancy. They act as the Company’s representative by conveying the benefits of the community. They are responsible for the leasing process from introduction to the actual occupancy of the resident. They sell features and benefits of apartment living to prospective and current residents and achieve and maintain occupancy goals.ResponsibilitiesProcesses Annual recertifications for NYCHA PACT PBV program with residentsTracking and resident outreach for annual recertificationsUpdates Yardi databaseGreets applicants and provides instruction and guidance to prospective residents during the application processCoordinates leasing to include intakes, interviews, processing and preparation of applications, and their distributionCoordinates and maintains waiting listConducts new resident orientationSpecial projects as assigned by Manager or DirectorFosters a positive, active and collaborative relationship with residents, communities and associated agenciesEnforces and adheres to company policies, rules and regulationsWorks patiently, professionally and cooperatively with residents and staff to provide high quality customer servicePreserves and respects resident and applicant confidentialityBuilds relationships with prospective and current residents and coordinates all phases of the leasing process: intakes, interviews, processing, preparation, and distribution of applicationsProvides polished and professional sales tours of the model apartment, vacant apartments and community amenitiesAchieves tiered rent levels and occupancy goalsUpdates daily turnover log, maintains waiting list, prepares weekly leasing reportsPrepares lease packages and supplemental documents for new move-insProvides backup support to other team membersQualifications:Associates degree or equivalent work experience requiredTwo years’ sales/leasing experience desirableExperience in NYCHA Project Based Section 8, PACT, Section 18, Tenant Based VouchersKnowledge of subsidy regulationsProficient in Microsoft Office and ExcelStrong math skillsHighly motivated and able to work independentlyAbility to handle resident or building emergency situations if neededExcellent organizational and proofreading skills and attention to detailInterpersonal Skills RequiredCore Competencies:TeamworkIntegrity/EthicsDependabilityCustomer FocusAdaptability/Flexibility
