Job summary

Blue Magma Residential seeks a leasing professional to show and lease apartments in Memphis, supporting the property's marketing plan. You will manage model units, maintain a tidy office, and stay informed on rates, sizes, amenities, and policies.

The role emphasizes customer service, sales techniques, and timely administration; you will coordinate with locator services, conduct outreach, and help retain residents under the Community Manager's direction.

Qualifications

• 1+ year of experience in the apartment industry is preferred.
• Prior customer service experience is strongly preferred.

Responsibilities

• Process lease forms and collect deposits.
• Ensure model and target apartments are ready for showings; keep offices clean and organized.
• Maintain knowledge of lease terms, policies, rates, sizes, locations and amenities.
• Utilize telephone and sales techniques effectively to close leases.
• Maintain communications with apartment locator services and local businesses.
• Monitor competitive properties and market rent information.
• Understand application information, screening processes, and rental policies.
• Conduct weekly outreach marketing activities.
• Develop and maintain resident retention programs under the Community Manager.
• Maintain accurate resident and property files and related reports.
• Process administrative forms promptly and accurately.
• Handle resident requests and complaints courteously and efficiently.
• Maintain a professional appearance and attitude at all times.
• Assist the Assistant Manager with collection of delinquent rents.

Job description

Under the overall direction of the Community Manager shows and leases apartments to prospective residents and supports property's marketing plan as directed by the Community Manager.

Job Functions, Unique Duties and Responsibilities:

Essential Functions include but not limited to the following. Other duties may be assigned based on company needs.

• Completes lease form or agreement and collects rental deposit.
• Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the property.
• Thorough knowledge of lease terms, specifications and all community policies.
• Knowledgeable of required telephone and sales techniques.
• Fully informed of current rental rates, sizes, locations and all amenities of property.
• Maintain contact with all apartment locator services and local businesses to provide informational material.
• Responsible for “shopping” competitive properties.
• Develop full knowledge of application information required, screening processes and policies regarding rentals.
• Responsible to conduct out-reach marketing at least once per week.
• Develop and maintain an on-going resident retention program under direction of Community Manager.
• Responsible for proper maintenance of all resident and property files.
• Efficient and timely processing of all required administrative forms, reports and related information.
• Courteous, efficient handling of resident requests and complaints.
• Responsible for maintaining a professional appearance and attitude at all times.
• Responsible for assisting Assistant Manager in collection of delinquent rents.

Job Qualifications:

• Minimum 1 years working in the apartment industry. Prior Customer Service experience strongly preferred.
• Must have working knowledge of Microsoft Office, the Internet, and Resman management software.

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee frequently is required to stand, walk, sit, and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, or crouch. The employee must occasionally lift and/or move up to 10 pounds.
