Job Description
Job description:
Overview We're a small, hands-on property management company in Las Vegas managing residential rental properties for local owners.
We're looking for one experienced, highly organized person to own the full leasing and turnover cycle for our portfolio from advertising a vacancy to handing a tenant their keys, and everything in between.
This is a full-time role offering a $42,000/year base salary plus full commission on self-generated leases (potential $10,000–$15,000/year in additional income), and 14 days of paid leave per year.
Create and manage listings for vacant units across Zillow, Apartments.com, and other rental sites * Respond to and qualify rental leads, and schedule/conduct property showings
Process rental applications: screening, income verification, background/credit checks
Draft leases and coordinate signing with new tenants
Complete move-in and move-out inspection reports with photo documentation
Walk vacated units and scope out maintenance/repairs needed to turn the unit for the next tenant, and open work orders in system
Serve as the main point of contact for tenant communications — questions, concerns, and follow-up through move-in
Communicate and coordinate closely with the rest of the office team on unit status, timelines, and owner updates
Active Nevada real estate salesperson license and GLVAR REALTOR membership required — this role involves negotiating leases on the company's behalf, and REALTOR membership is required to receive referral commissions on leases listed on the MLS
Nevada Property Management Permit preferred, but not mandatory
Prior experience in leasing, property management, or residential real estate (2+ years preferred)
Sharp eye for identifying maintenance and turnover needs during property walkthroughs
Highly detail-oriented and organized, with strong follow-up — you don't let leads, applications, or maintenance items fall through the cracks
Comfortable in a sales-driven role (converting leads to signed leases) but equally comfortable with the operational side of managing a property
Excellent written and verbal communication with tenants, owners, and teammates
A true team player who works well with others in a small-office environment
Valid driver's license and reliable transportation (property showings across the Las Vegas area)
Proficiency with AppFolio
