Job summary

Gorman & Company, LLC's Girasol in Phoenix, AZ, seeks an experienced Lease-Up Property Manager to lead the launch of a 224-unit affordable housing community. Phase one includes 115 LIHTC, PBV, and market-rate units moving in January 2027, followed by 109 more in February 2027.

You will oversee pre-leasing, tours, applications, certifications, move-ins, and lease execution; supervise a three-person team; ensure LIHTC/PBV/compliance; manage finances, resident relations, and maintenance; and report

Qualifications

• 3+ years of property management with affordable housing experience.
• Strong LIHTC and PBV knowledge preferred.
• Experience in high-volume lease-ups and occupancy goals.
• Supervisory or team-lead experience.

Responsibilities

• Lead the 224-unit lease-up across two phases.
• Oversee leasing, tours, applications, certifications, and move-ins.
• Manage property finances, rent collection, budgets, and reporting.
• Direct maintenance, unit turns, and vendor coordination.
• Ensure compliance with Fair Housing and LIHTC requirements.
