Job summary

Sugar Hill on Stone in Tucson, AZ is launching as a 66-unit LIHTC community. Gorman & Company seeks an experienced Lease-Up Property Manager to lead pre-leasing, guide move-ins starting in November, and drive ongoing stabilization.

You’ll manage leasing, resident relations, and day-to-day operations while ensuring LIHTC compliance and strong financial performance. You’ll build a high-performing team, optimize occupancy, and foster community engagement in a fast-paced, mission-driven environment

Qualifications

• 3+ years of property management experience, with affordable housing and LIHTC experience strongly preferred.
• Experience managing leasing, occupancy, resident relations, and property operations; lease-up experience is a plus.
• Strong understanding of affordable housing compliance requirements and the ability to manage detailed resident documentation.
• Previous leadership or supervisory experience, with the ability to coach, motivate, and support a property team.
• Strong financial and organizational skills, including budgeting, expenses, rent collection, and financial reporting.
• Excellent communication and customer service skills, with the ability to build positive relationships with residents, team members, vendors, and partners.

Responsibilities

• Lead day-to-day community operations while building and supporting a high-performing property team.
• Drive the lease-up process through lead generation, tours, applications, leasing, renewals, resident communication, and occupancy goals.
• Oversee LIHTC compliance processes, resident certifications, documentation, and coordination with the Compliance Department.
• Manage property finances, including rent collection, accounts receivable, budgeting, expense management, financial reporting, and vendor invoices.
• Build strong relationships with residents and support resident retention, engagement, and community-building initiatives.
• Oversee property maintenance, unit readiness, move-ins/move-outs, inspections, vendors, and overall appearance and condition.
• Ensure compliance with Fair Housing and company policies.
