We develop and manage Apple’s global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world.The Global Real Estate Lease Administration team is responsible for managing and administering Apple’s real estate leased and owned properties, providing strategic portfolio management through reporting of portfolio key data and critical dates, maintaining the system of record, and developing relationships with property managers and landlords. The team works with many internal cross-functional business partners including Real Estate, Facilities, Project Management, Legal, Tax, Risk Management, Corporate Accounting and Finance, third-party consultants and landlords. We are seeking an experienced, collaborative, and highly motivated professional to join our team as a Portfolio Manager to oversee a portion of Apple’s Global Real Estate portfolio.

Description

As a Real Estate Portfolio Manager, you will ensure the financial and legal compliance of an assigned lease portfolio. You will manage and optimize Apple's global real estate assets to align with the company's operational and strategic objectives, while maintaining accurate lease data and fostering strong cross-functional partnerships.

Responsibilities
  • Lease Administration and Data Integrity:
  • Oversee the reporting of key portfolio data, critical dates, and performance metrics to inform strategic decision-making.
  • Ensure 100% data accuracy and integrity of the system of record.
  • Perform ongoing verification and abstraction of lease information, updating the database as necessary to maintain accuracy and compliance.
  • Manage lease-related agreements, such as Memorandums of Lease, SNDAs, Assignment and Sales agreements, Estoppel Certificates, and Alteration Consents.
  • Develop and implement comprehensive real estate portfolio strategies, focusing on optimizing leased and owned properties to meet business needs, manage costs, and enhance operational efficiency.
  • Research and resolve payment disputes by applying analytical skills to find effective solutions and maintain strong relationships with partners.
  • Manage and ensure timely collection of tenant allowances, security deposits, and other payment-related obligations.
  • Resolve asset management issues and contribute to financial analysis related to CapEx funding requests.
  • Audit and Compliance:
  • Review and perform desktop audits of operating expense payments, reconciliations, billings, and estimates, ensuring compliance with lease terms and provisions.
  • Collaborate with internal and external audit teams to ensure a seamless audit process, identifying opportunities for process improvement and risk mitigation.
  • Collaboration and Communication:
  • Foster cross-functional partnerships with landlords, property management, legal, and finance teams to support seamless portfolio operations and strategic alignment.
  • Proactively communicate process updates, system enhancements, strategic goals, and other relevant information; become a trusted liaison with customers.
  • Partner with Real Estate Transactions Managers & leadership to support portfolio strategy, negotiations, and lease execution.
Minimum Qualifications
  • 12+ years of experience in corporate real estate portfolio management, lease administration, or a related role, specifically on the tenant/occupier side.
  • BA or BS in Real Estate, Business Administration, Finance, or a related field.
  • Experience applying analytical and problem-solving skills to resolve complex lease administration and payment issues.
Preferred Qualifications
  • Advanced degree (MBA or equivalent) in Real Estate, Finance, or Business Administration
  • Unsurpassed customer focus, with a “Can-Do” attitude.
  • Experience with real estate lease administration platforms and systems of record (such as CoStar, Yardi, or similar)
  • Ability to manage competing priorities and adapt to changing business needs in a dynamic environment
  • Experience working and communicating with all levels of an organization.
  • Extremely proactive, responsive, and upbeat with strong organizational skills.
  • Demonstrated success in managing multiple projects, and priorities concurrently in a fast‑paced, results driven environment.

At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $178,800 and $268,400, and your base pay will depend on your skills, qualifications, experience, and location. Apple employees also have the opportunity to become an Apple shareholder through participation in Apple’s discretionary employee stock programs. Apple employees are eligible for discretionary restricted stock unit awards, and can purchase Apple stock at a discount if voluntarily participating in Apple’s Employee Stock Purchase Plan. You’ll also receive benefits including: Comprehensive medical and dental coverage, retirement benefits, a range of discounted products and free services, and for formal education related to advancing your career at Apple, reimbursement for certain educational expenses — including tuition. Additionally, this role might be eligible for discretionary bonuses or commission payments as well as relocation.
