Nielsen Companies are seeking an ambitious team member to join our Property Management division as a Lead Maintenance Technician. The Lead Property Maintenance Technician oversees and coordinates all maintenance, groundskeeping, and service teams across multiple properties, including residential, storage, and commercial units.
Some on-call hours are required for this position. Compensation is $30 or higher, pending experience.

Job Responsibilities
- Maintain a safe workspace in compliance with company and OSHA standards
- Schedule maintenance technicians based on work orders and projects; follow up to ensure quality and documentation; inform property managers of completion
- Keep work orders accurate and updated in the tracking system
- Review and approve maintenance purchases; coordinate large purchases for the division
- Identify, schedule, and follow up with external subcontractors for jobs like installations, snow removal, and repairs
- Perform routine and scheduled maintenance across properties, diagnosing and repairing issues with heating, electrical, plumbing, appliances, etc.
- Prepare unoccupied units to be rent-ready; maintain occupied units to ensure tenant satisfaction
- Assist in unit inspections to address repairs, sanitation, and replacement needs
- Assist with groundskeeping: mowing, trimming, seeding, sodding, repairing, winterizing
- Perform snow and ice removal, including snow blowing, shoveling, and salting
- Review and approve all timecards, PTO requests, and labor reports
- Perform additional duties as assigned
Skills and Qualifications
- Experience in property maintenance or related field; supervisory experience preferred
- Experience in electrical, mechanical, plumbing, carpentry, HVAC, or related maintenance industries
- Valid driver license required; CDL not required
- Excellent organization and time management skills

- Ability to work outdoors in various weather conditions
- Ability to climb ladders and work above ground
- Ability to push, pull, and lift 50 pounds frequently; 100-150 pounds occasionally
