Job Description
The Lead Project Superintendent will be an instrumental member of the construction team responsible for executing the company's real estate development projects. This role oversees all field construction, providing leadership to the trades and driving the organization, planning, coordination, and scheduling required to complete projects safely, successfully, and on time.
Select Responsibilities
- Provide overall supervision of all project field construction — including organization, planning, coordination, and scheduling
- Implement Lean Construction methodologies across the project
- Demonstrate expert command of subcontract documents, drawings, and specifications, and develop on-site plans and procedures for the work
- Plan the construction program — procedures, site layout, equipment, manpower, and temporary construction services — and review with the Project Manager
- Take a lead role in creating and maintaining the project schedule, along with detailed area and trade schedules, to keep the job on track to required dates (MS Project required)
- Coordinate and direct the activities of inspection agencies and drive remedial actions as needed
- Manage jobsite labor relations and support the timely preparation of monthly requisitions
- Lead project-specific safety and accident-prevention programs and maintain safe work areas through regular jobsite inspections
- Review and manage material, labor, and equipment budgets; monitor project costs and identify areas for improvement
- Provide leadership in the quality process, document daily construction activities, and chair weekly subcontractor coordination meetings
- Support Project Engineers on shop drawing and submittal review, assist Estimating with bidding and preconstruction, and keep as-built drawings current
Ideal Candidate
- 15+ years of building construction experience, including 5+ years supervising all phases of ground-up multi-family residential projects
- Experience with Type III & IV multifamily residential construction
- Extensive knowledge of construction scheduling, line and grade (survey), shoring, mass excavation, concrete, steel and wood structural systems, building envelope, MEP systems, and core engineering principles and techniques
- Strong working knowledge of construction methods, materials, installation procedures, and tolerances
- Proven management, leadership, and interpersonal skills that build strong, coordinated teams
- Expertise in planning, directing, and coordinating trades
- Knowledge of San Diego trades and the local permit process a plus
- Solid computer skills including MS Office and Microsoft Project
- Bachelor's degree in Civil Engineering, Construction Management, or a related field preferred; equivalent work experience also considered
