Job description

We are seeking a bilingual Lead Project Manager with residential construction experience and strong leadership skills. The ideal candidate is an organized, proactive professional who excels at communication, problem-solving, and keeping projects on track from start to finish.

The Position:

The Lead Project Manager is responsible for leading the Project Management team while also performing direct project oversight. This role ensures homes are built on schedule, within budget, and according to company quality and safety standards. In addition to managing their own project load, the Lead Project Manager coaches Project Managers, establishes best practices, drives process improvement, and serves as the primary escalation point before issues reach the Chief Operations Officer or Chief Executive Officer.

Job Responsibilities:
  • Provide leadership, coaching, and accountability to Project Managers to ensure consistent execution of timelines, budgets, and quality standards.
  • Establish and enforce best practices for project scheduling, cost control, and BuilderTrend documentation.
  • Coach and mentor Project Managers to strengthen problem-solving, subcontractor management, and communication skills.
  • Lead regular check-ins with Project Managers to review progress, provide feedback, address roadblocks, and align on priorities.
  • Review project schedules and budgets across all active projects to identify risks, delays, or cost overruns early.
  • Act as the escalation point for subcontractor disputes, vendor issues, or project concerns before they reach the Chief Operations Officer or Chief Executive Officer.
  • Identify and implement process improvements to increase construction efficiency and reduce delays.
  • Ensure Project Managers initiate the bidding process for each labor category a minimum of 30 days before the phase is scheduled to begin, per the Vecino Homes Bid and PO Procedure.
  • Track bid and PO status across all active projects; verify that all bids are approved and Purchase Orders are signed in BuilderTrend before each phase starts.
  • Hold Project Managers accountable for proactively reviewing the project estimate, identifying upcoming labor categories that require bids, and initiating the process on time.
  • Review bid evaluations and contractor selections prepared by Project Managers for accuracy and sound judgment.
  • Ensure no contractor work begins without a fully executed Purchase Order in place in BuilderTrend; enforce strict compliance with this policy.
  • Escalate to the Chief Operations Officer when bids cannot be obtained within budget or when the bidding timeline is at risk of causing project delays.
  • Oversee the development and monitoring of project timelines to ensure milestone deadlines are met.
  • Ensure subcontractors and materials are scheduled properly to avoid delays.
  • Monitor change orders and confirm proper documentation and approvals in BuilderTrend.
  • Communicate material needs through BuilderTrend and ensure timely completion of takeoffs to identify required materials.
  • Manage inspections, permits, and punch-list items to completion on time.
  • Conduct regular site visits to evaluate work progress, quality standards, and safety compliance.
  • Coordinate with the Procurement Manager to ensure accurate material specifications support purchasing and project execution.
  • Ensure all construction work is executed in strict accordance with approved architectural plans, structural plans, mood boards, and renderings.
  • Verify that Project Managers have thoroughly reviewed and understand all design documents - including mood boards, renderings, finish schedules, and material specifications - before work begins on each phase.
  • Require Project Managers to perform an in-depth review of all design and construction documents and report any conflicting, inconsistent, or unclear information to the Chief Operations Officer before proceeding with work.
  • Require Project Managers to conduct pre-construction walkthroughs with subcontractors using mood boards and renderings to clearly communicate design intent, finishes, and expectations before any work starts.
  • Conduct field inspections to verify that installed work matches the approved mood boards, renderings, and architectural plans; stop work and require correction when deviations are found.
  • Coordinate with the Lead Designer to resolve any ambiguities or conflicts between architectural plans, structural plans, and mood boards before communicating scope to subcontractors.
  • Hold Project Managers accountable for rework caused by failure to communicate design requirements to subcontractors.
  • Establish and enforce jobsite safety standards across all active projects, ensuring compliance with OSHA regulations and company safety policies.
  • Verify that Project Managers are conducting regular safety inspections and that subcontractors are following all safety requirements.
  • Ensure all jobsites are properly secured at the end of each workday, including locked entry points, secured materials and tools, and active security measures (e.g., cameras, lockboxes, temporary fencing).
  • Investigate and document any safety incidents, theft, vandalism, or unauthorized access; report incidents to the Chief Operations Officer immediately.
  • Maintain a log of jobsite security measures and ensure Project Managers are held accountable for site security on their assigned projects.
  • Review and verify contractor invoices by confirming the percentage of work completed and approving corresponding payments.
  • Actively monitor project costs throughout the project lifecycle to ensure work remains within approved budget.
  • Ensure all project documentation is accurately uploaded into BuilderTrend and daily project logs are maintained.
  • Ensure clear communication between field teams, office staff, and vendors.
  • Follow the established chain of communication and elevate urgent issues to the Chief Operations Officer in a timely manner.
  • Perform all other duties as assigned.
Qualifications:
  • High school diploma or GED required.
  • Bachelor's degree in construction management or related field preferred.
  • Bilingual English/Spanish required.
  • 3-5 years of residential construction project management experience required.
  • Minimum 1 year of leadership or team-lead experience preferred.
  • Strong knowledge of building codes and the residential construction process.
  • Experience reading and interpreting construction plans and specifications.
  • Proficiency with BuilderTrend, JobTread or similar construction management software.
