About the job Residential Project Manager

JOB DESCRIPTION:

  • We are seeking a highly organized and detail-oriented Residential Project Manager to oversee all aspects of our residential construction projects.
  • The ideal candidate will coordinate trades, manage budgets and schedules, and ensure clear communication between our team, trade partners, and clients.
  • This role requires strong knowledge of construction processes, excellent interpersonal skills, and proficiency with project management software such as BuilderTrend (or similar).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Prepare detailed estimates and project budgets.
  • Send bid requests to trade partners and vendors.
  • Review and compare bids for accuracy, scope, and value.
  • Project Scheduling & Coordination
    • Create, maintain, and adjust project schedules.
    • Coordinate and schedule all trades to ensure timely progress.
    • Monitor milestones and proactively resolve scheduling conflicts.
  • Client Communication
    • Serve as the primary point of contact for clients throughout the project, sending weekly updates on progress.
    • Provide consistent updates on progress, timelines, and budget status to the team.
    • Manage expectations and ensure client satisfaction.
  • Project Oversight
    • Review blueprints, drawings, and specifications to ensure accurate execution.
    • Monitor jobsite progress and perform quality control checks.
    • Complete site visits to confirm field conditions and verify actuals align with proposals.
    • Address challenges and resolve issues quickly to keep projects on track.
  • Software & Documentation
    • Manage all project data within Buildertrend (or comparable software).
    • Communicate project status to field team, President, and Accounting.
    • Coordinate information with the design team as needed.
    • Maintain organized project records, daily notes, change orders, and documentation.
    • Track budgets, allowances, and invoices.

QUALIFICATIONS:

  • 24 years of proven experience as a Project Manager in residential construction.
  • Proficiency with Buildertrend or similar project management platforms.
  • Strong understanding of construction methods, sequencing, and terminology.
  • Ability to read and interpret blueprints and construction documents.
  • Excellent communication and interpersonal skills.
  • Strong organizational and time-management skills.
  • Ability to problem-solve and adapt in a fast-paced environment.

Must Have:

  • 35 years of proven experience as a Project Manager in residential construction (non-negotiable)
  • Strong understanding of construction methods, sequencing, and terminology
  • Ability to read and interpret blueprints and construction documents
  • Proficiency in Excel
