Job summary

Appleton Finn in Seattle is seeking an experienced Preconstruction Manager to lead preconstruction and estimating activities from concept through GMP development and handoff to operations. You will coordinate with clients, design teams and trade partners to drive accurate budgets and robust GMP proposals.

Qualifications

• Strong preconstruction or estimating experience with a commercial general contractor.
• Experience delivering complex or technically challenging projects.
• Knowledge of conceptual estimating, cost planning and GMP development.
• Familiarity with design-build, design-assist or alternative delivery methods.
• Strong client-facing, communication and leadership skills.
• Degree in Construction Management, Engineering, Architecture or a related discipline preferred.

Responsibilities

• Lead preconstruction and estimating activities from concept through construction documents.
• Develop conceptual estimates, detailed budgets and GMP proposals.
• Coordinate with clients, design teams, consultants and trade partners.
• Lead constructability reviews, value engineering and procurement planning.
• Identify cost, scope, schedule and design risks.
• Manage subcontractor outreach, bid packages and proposal evaluations.
• Support project pursuits, presentations and client interviews.
• Ensure a smooth transition from preconstruction into project delivery.
