Job summary

Bridge Investment Group seeks a Lead Operating Engineer to manage the HVAC system and all mechanical equipment in a Cary, NC building. You will work closely with the Chief Engineer and PM staff to ensure systems operate safely, efficiently, and reliably.

Responsibilities include monitoring equipment, promoting energy efficiency, supervising contractors, performing preventive and corrective maintenance, and responding to after-hours emergencies while maintaining a safe workplace.

Qualifications

  • Five years’ HVAC maintenance experience with emphasis on preventive maintenance and related operations.
  • Ability to read electrical and mechanical schematics.

Responsibilities

  • Monitor operating condition and control parameters of HVAC/mechanical equipment.
  • Promote energy efficiency for building operations (electrical, water, gas).
  • Supervise chiller, maintenance, generator, water treatment, roofing, and fire alarm contractors.
  • Perform routine and emergency HVAC/mechanical maintenance.
  • Respond to after-hours emergencies on a rotating basis.
  • Maintain a safe work environment.
  • Understand Fire Alarm panel and functions.
  • Perform preventive maintenance and keep equipment records.
  • Change ceiling tiles, light bulbs, filters, and ballasts.
  • Tour building to identify deficiencies and coordinate repairs.
  • Additional duties as required.
