Job summary

Bryten is seeking a skilled Maintenance Supervisor to lead the community maintenance operations at Seminole Square. You will supervise the maintenance team, coordinate service requests, preventive maintenance, and make-ready procedures to ensure timely occupancy readiness.

The role requires strong knowledge of HVAC, plumbing, electrical, and carpentry with HVAC certifications or related trade credentials. The position includes on-site work and an on-call rotation to support emergencies.

Qualifications

• High school diploma, GED, or vocational training required.
• Three or more years of building, facilities, apartment, or property maintenance experience, including supervisory experience preferred.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance practices.
• HVAC certification and/or trade certifications in electrical, plumbing, or related fields required.
• Ability to read diagrams, technical manuals, work orders, and safety documentation.
• Strong troubleshooting and problem-solving skills with the ability to diagnose and resolve maintenance issues efficiently.
• Excellent organizational skills with the ability to prioritize tasks and manage multiple projects.
• Strong leadership and team development skills.
• Customer service mindset with the ability to interact professionally with residents, vendors, contractors, and team members.
• Basic computer proficiency, including experience with work order systems, property management software, Microsoft Outlook, Teams, Word, and Excel preferred.

Responsibilities

• Lead, schedule, train, and support maintenance team.
• Prioritize service requests, preventive maintenance, and repairs to ensure resident satisfaction.
• Oversee apartment make-ready operations and occupancy readiness.
• Perform and supervise repairs across HVAC, plumbing, electrical, appliances, carpentry, and general systems.
• Inspect apartments, common areas, and grounds to ensure quality.
• Coordinate with vendors and management on operations and capital projects.
• Maintain accurate maintenance records, inventories, work orders, and documentation.
• Support grounds and exterior areas to maintain community appearance.
• Respond to emergency maintenance and participate in on-call rotation.
• Ensure OSHA standards and company safety policies are followed.
