Job summary

Richmark Properties Inc. is seeking an experienced Lead Maintenance Technician to oversee all maintenance operations at an apartment community. You will manage work orders, unit make-readies, budgets, and vendor services, while ensuring property standards and resident satisfaction.

Responsibilities include pool equipment maintenance, regulatory compliance, and after-hours on-call coverage. A strong HVAC background and leadership experience are essential for this role.

Qualifications

• EPA Universal or Type II HVAC Certification (Required).
• Strong working knowledge of HVAC systems, electrical, plumbing, and general property maintenance (Required).
• Minimum of 2 years' experience as a Lead Maintenance Technician or Assistant Lead.
• High school diploma or equivalent (Preferred).
• Must pass background screening and possess a valid driver’s license.
• Reliable transportation and availability for after-hours/on-call duties required.

Responsibilities

• Oversee daily maintenance operations, including work orders, repairs, and unit make-readies.
• Order and track maintenance parts and supplies, ensuring expenses stay within budget.
• Maintain and service pool equipment (pool certification required).
• Schedule and manage vendor services as needed.
• Ensure compliance with federal Fair Housing laws and all applicable local regulations.
• Provide leadership and training for maintenance staff.
• Respond to after-hours maintenance emergencies as part of on-call rotation.
