Job summary

Richmark Properties is seeking an experienced Lead Maintenance Technician to oversee all maintenance operations at our apartment community. You will manage work orders, coordinate vendors, and ensure unit readiness while maintaining property standards.

The role requires EPA Universal or Type II HVAC certification, strong knowledge of HVAC, electrical and plumbing systems, and a valid driver’s license. On-call rotations and weekend availability are expected.

Qualifications

• EPA Universal or Type II HVAC certification is required.
• Strong knowledge of HVAC systems, electrical, plumbing, and general property maintenance.
• Minimum of 2 years’ experience as Lead Maintenance Technician or Assistant Lead.
• High school diploma or equivalent (preferred).
• Must pass background screening and have a valid driver’s license.
• Reliable transportation and availability for after-hours/on-call duties.

Responsibilities

• Oversee daily maintenance operations, including work orders, repairs, and unit make-readies.
• Order and track maintenance parts and supplies, ensuring expenses stay within budget.
• Maintain and service pool equipment (pool certification required).
• Schedule and manage vendor services as needed.
• Ensure compliance with federal Fair Housing laws and all applicable local regulations.
• Provide leadership and training for maintenance staff.
• Respond to after-hours maintenance emergencies as part of on-call rotation.
