As a Lead Maintenance Technician, your role is crucial as you ensure the smooth operations of the property, oversee all maintenance activities, lead the maintenance team, and prioritize resident satisfaction, making you an integral and necessary part of our operations. Your expertise and leadership directly contribute to the overall success and profitability of the property, impacting the company’s bottom line.

Position Overview

As a Lead Maintenance Technician at Ashford Communities, you will play a vital role in maintaining and enhancing the physical condition of our communities. Your primary goal will be to ensure the prompt resolution of maintenance issues, provide exceptional service to our residents, and lead a team of maintenance technicians to deliver high-quality workmanship.

Essential Duties & Responsibilities

  1. Oversee and coordinate your community's daily maintenance operations, including preventive maintenance, repairs, and improvements.
  2. Respond promptly to maintenance requests and ensure timely resolution of issues to the satisfaction of our residents.
  3. Lead and supervise a team of maintenance technicians, providing guidance, training, and support.
  4. Conduct regular inspections of the properties to identify maintenance needs and ensure safety and quality standards compliance.
  5. Collaborate with vendors and contractors to obtain competitive bids, negotiate contracts, and ensure timely project completion.
  6. Maintain accurate records of maintenance activities, inventory, and expenses.
  7. Assist in developing and implementing maintenance policies, procedures, and best practices.

Skills to be Successful

  1. Strong technical skills and knowledge of various maintenance trades, including plumbing, electrical, HVAC, and general repairs. Applicants should have strong knowledge and experience working with heat pumps AC.
  2. Excellent leadership and team management abilities, with the capability to motivate and inspire a team to deliver exceptional results.
  3. Effective communication and interpersonal skills to interact with residents, team members, and vendors.
  4. Strong problem-solving skills and the ability to prioritize and manage multiple tasks effectively.
  5. Proficient in using maintenance management software and other relevant tools.

Experience

  1. Minimum of 5 years of experience in maintenance roles, preferably in the property management or real estate industry.
  2. Proven experience in leading and supervising a maintenance team.
  3. Familiarity with property management software and computerized maintenance management systems (CMMS).
  4. Use of Microsoft Office products.
  5. Bilingual in both English & Spanish – plus!
  6. Excellent written and verbal communication skills.
