Position Description

This Lead Maintenance Technician oversees maintenance staff and operations within Jubilee Housing under the supervision of the Maintenance Supervisor. Performs skilled labor in repair and maintenance of properties, including cleaning, carpentry, plumbing, mechanical, and basic electrical work.

Specific Duties

1. Assist and support the Maintenance Supervisor in organizing, training, and leading maintenance personnel to ensure high-quality work, efficiency, and safety.
2. Assume duties of Maintenance Supervisor during their absence.
3. Manage materials, supplies, and tools, including inventory tracking, returning unused items, and ordering supplies under supervision.
4. Lead the 'make-ready' process for vacant units, including inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting work.
5. Perform and lead maintenance tasks across building systems such as HVAC, plumbing, electrical, painting, carpentry, and mechanical disciplines.
6. Support cost-saving initiatives by repairing rather than replacing parts, practicing waste reduction, and proper tool use.
7. Work independently using work orders via OneSite software, documenting activities thoroughly.
8. Ensure safe use and maintenance of equipment and tools, adhering to safety standards.
9. Read and interpret construction and equipment documents.
10. Communicate effectively with co-workers, residents, staff, and management.
11. Assist other trades with complex tasks.
12. Perform additional duties, including overtime, after-hours work, and emergency callbacks, as an Essential Employee.

Desired Qualifications

• Ability to lead, motivate, and direct maintenance teams of varying skill levels.
• High School diploma or GED.
• Vocational/technical education or equivalent experience, including HVAC Universal Certification.
• Ability to perform duties safely and efficiently.
• Excellent interpersonal skills for working independently and with residents.
• Availability for after-hours and emergency work as an essential employee.
• Effective verbal and written communication skills.
• Proficiency with Microsoft Office and maintenance software.
• Valid driver’s license.
• Physical ability to meet job requirements.
