Position Type : Full-time and the ability to be on call to support our residents for emergencies

As our Lead Service Technician, you will provide high-quality service to our residents, joining a team dedicated to excellence. You will uphold high standards, demonstrate a positive, service-minded attitude, and manage multiple priorities effectively. Your responsibilities include routine maintenance of the community's physical integrity, groundskeeping, and ensuring a safe, secure, and comfortable environment for residents, visitors, and staff. You will be the primary contact for resident care in emergencies.

We are embracing technology in our service delivery. Our HVAC Technicians receive work orders on our Maintenance Mobile app and will be provided a stipend for smartphone use to stay connected and process work orders efficiently.

Summary of responsibilities :

Leading

  • Leads a crew of one or more service technicians, groundskeepers, and janitorial staff.

Compliance

  • Conducts all business in accordance with company policies, procedures, and applicable laws such as OSHA, ADA, and Fair Housing.
  • Adheres to budget requirements when ordering supplies and services.

General

  • Provides excellent customer service to residents.
  • Completes resident work orders promptly (within 24 hours).
  • Maintains grounds, lawns, and buildings to high standards.
  • Assists with court-ordered "set-outs" when necessary.
  • Organizes and maintains supplies and repair parts neatly and appropriately.
  • Performs snow removal and ice-melt chemical application as needed.
  • Repairs or replaces locks, door knobs, smoke alarms, patio and window screens, and broken windows.
  • Attends meetings as directed by supervisors or district managers.

Electrical

  • Reads and utilizes electrical schematic drawings for appliances, HVAC units, and water meters.
  • Repairs and maintains electrical systems of appliances, HVAC, and water heaters, including receptacles, switches, and fixtures.
  • Replaces exterior lighting fixtures and maintains intercom and electric lock systems.
  • Troubleshoots electrical repairs to minimize reliance on outside contractors.

HVAC

  • Performs preventative maintenance on HVAC equipment.
  • Diagnoses and repairs electrical issues within HVAC systems, understanding refrigerant systems to communicate with repair contractors.
  • Replaces thermostats, capacitors, filters, blower motors, etc.

Carpentry / Turnover

  • Performs timely unit turnovers, including repairs, cleaning, and inspections.
  • Supervises contractors for painting, cleaning, and flooring installations.
  • Organizes multiple turnovers efficiently and performs minor repairs independently.

Plumbing

  • Repairs fixtures such as toilets, faucets, and drain lines.
  • Diagnoses plumbing issues to reduce outside contractor reliance.
  • Solders copper lines, repairs PVC lines, and replaces water heaters.

Drywall / Painting

  • Repairs drywall and touches up paint to restore appearance.
  • Uses proper finishing techniques for various surfaces.

Qualifications :

  • 3+ years of relevant experience
  • Reliable transportation and valid driver’s license
  • HVAC training and certification required
  • Commitment to regular attendance, including weekends and overtime
  • Ability to be on-call for emergencies
  • Proficiency in managing work orders via smartphone applications
