Harbor Village Inc. in Miami, FL is seeking a Lead Maintenance Technician to maintain and repair Harbor Village facilities. You will supervise preventive maintenance, coordinate repairs, and ensure readiness for inspections, coordinating with operations leadership.

  • Knowledge of HVAC, plumbing, electrical, mechanical, and building maintenance.
  • Able to troubleshoot and complete routine repairs independently.
  • Able to safely operate hand tools, power tools, ladders, and maintenance equipment.

Responsibilities

  • Perform and coordinate routine, preventive, and corrective maintenance throughout Harbor Village facilities.
  • Inspect buildings, equipment, and facility systems to identify maintenance needs, safety concerns, or potential failures.
  • Troubleshoot and perform general repairs involving plumbing, electrical, HVAC, doors, fixtures, furniture, walls, flooring, and other facility components within the training scope.
  • Prioritize and respond to maintenance requests and work orders in a timely manner.
  • Coordinate with approved outside vendors and contractors for repairs or services requiring specialized or licensed professionals.
  • Maintain preventive maintenance schedules, maintenance logs, work-order documentation, inspection records, and other required facility records.
  • Assist Operations and leadership with facility readiness for DCF, Joint Commission, fire/life-safety, OSHA, and other inspections.

Lead Maintenance Technician

Full Time Harbor Village Inc, Miami, FL, US

Salary Range: $25.00 To $30.00 Annually

About the Role

The Lead Maintenance Technician is responsible for supporting the safe, functional, and well-maintained condition of Harbor Village facilities. This position performs and coordinates preventive maintenance, routine repairs, facility inspections, and corrective maintenance involving building systems, equipment, plumbing, electrical, HVAC, and general facility needs.

The Lead Maintenance Technician serves as a primary point of contact for day-to-day maintenance needs and works closely with Operations and facility leadership to prioritize work orders, coordinate outside vendors, identify potential safety or maintenance concerns, and ensure timely resolution of facility issues.

This position also supports facility readiness for regulatory and accreditation inspections by maintaining appropriate maintenance documentation, preventive maintenance records, and a safe environment for patients, employees, and visitors.

Minimum Qualifications
  • High school diploma or equivalent required; vocational or technical training preferred.
  • Minimum of 3–5 years of facility, commercial, healthcare, residential, or related maintenance experience.
  • Working knowledge of HVAC, plumbing, electrical, mechanical, and general building maintenance.
  • Ability to troubleshoot and complete routine repairs independently.
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
  • Ability to read and understand equipment manuals, maintenance instructions, and safety documentation.
  • Strong organizational, communication, and problem-solving skills.
  • Valid driver's license, if driving between company locations or operating company vehicles is required.
Preferred Qualifications
  • Previous experience in a healthcare, behavioral health, residential treatment, hospital, assisted living, or similar regulated environment.
  • Knowledge of OSHA and general workplace safety requirements.
  • Familiarity with preventive maintenance programs and work-order systems.
  • HVAC, electrical, plumbing, or other applicable trade certification preferred.
  • Previous experience coordinating vendors or other maintenance personnel.

  • Maintain preventive maintenance schedules, maintenance logs, work-order documentation, inspection records, and other required facility records.
  • Assist Operations and leadership with maintaining facility readiness for DCF, Joint Commission, fire/life-safety, OSHA, and other applicable inspections and requirements.
  • Monitor maintenance supplies, tools, equipment, and replacement parts and communicate purchasing needs to management.
  • Identify recurring maintenance issues and recommend appropriate corrective or preventive solutions.
  • Support emergency maintenance needs and promptly escape conditions that may affect patient or employee safety.
  • Follow all safety procedures when working around patients, employees, visitors, equipment, chemicals, and building systems.
  • Provide guidance and direction to maintenance personnel, as applicable.
  • Communicate facility concerns, completed repairs, outstanding work orders, and vendor needs to Operations leadership.
  • Maintain maintenance areas, tools, and equipment in a clean, organized, and safe condition.
  • Perform other facility-related duties as assigned.

The successful Lead Maintenance Technician should demonstrate strong troubleshooting, mechanical aptitude, organization, communication, and problem-solving skills. The position requires the ability to independently identify maintenance concerns, determine appropriate next steps, prioritize competing requests, and recognize when a repair requires a licensed or specialized contractor.

The Lead Maintenance Technician must also demonstrate professionalism and sound judgment while working in a behavioral healthcare environment and interacting with patients, employees, vendors, and visitors.
