Job summary

Winterwood, Inc. is seeking a Lead Maintenance Technician to manage day-to-day maintenance operations and oversee the maintenance team at our Louisville property. This on-site role requires hands-on skills and leadership to ensure building systems, units, and common areas are well maintained.

You will complete work orders, prepare vacant units, oversee contractors, and respond to after-hours emergencies. The position offers a 40-hour week, competitive hourly pay, a sign-on bonus, and benefits

Qualifications

• Previous experience in property or apartment maintenance required.
• Proficient in carpentry, drywall, painting, plumbing, electrical work, etc.
• Basic computer skills are needed.
• Valid driver’s license and reliable transportation.
• Availability for after-hours emergencies and ability to lift up to 50 pounds.

Responsibilities

• Complete all maintenance work orders promptly and efficiently.
• Prepare vacant units for new residents, including repairs, cleaning, and painting, as directed by the Property Manager.
• Purchase maintenance supplies with Regional Manager approval, adhering to budget.
• Maintain inventory controls for cost-effective operations.
• Assist in overseeing outside contractors and vendors.
• Responsible for emergency maintenance services.
• Monitor and maintain assigned building systems.
• Inspect grounds daily for repairs (gutters, roofing, HVAC, etc.).
• Perform daily trash pickup throughout the complex.
• Log monthly inspections of each unit, including smoke detectors.
• Conduct quarterly furnace filter replacements or cleanings.
• Coordinate special projects as directed and complete assigned duties.
• Alert the Property Manager to any unusual occurrences or damages.
• This role may involve guiding and mentoring other maintenance staff members.

Winterwood, Inc. is hiring for the role of Lead Maintenance Technician. The Lead Maintenance Technician is responsible for maintaining day-to-day maintenance operations and physical appearance of the property, with additional leadership responsibilities for the maintenance team.

Job Details:

• Job Type:Full-time (40 hours per week)
• Work Schedule:Monday-Friday, 8:00 AM-4:30 PM
• Compensation:$25.00 to $27.00 per hour based on experience
