Lead Maintenance Technician
The Lead Maintenance Technicianis responsible for overseeing the maintenance operations of the facility, ensuring that all systems are functioning correctly and addressing any issues that may arise.

Description of responsibilities:
Maintain the mechanical systems throughout the buildings, making sure all equipment is operational and in good working condition, including making necessary repairs when needed, or ensuring that outside contractors make the repairs.
Complete work orders in a timely manner
Perform preventative maintenance according to schedule
Complete apartment turnovers
Coordinate completion of painting and refurbishing projects
Perform carpet and hard surface floor maintenance
Assist with housekeeping as needed
Ensure compliance with Fire Safety and Disaster Preparedness Evacuation procedures
Maintain emergency call system
Drive company vehicles as needed
On-call for building emergencies
In the absence of the Facilities Director, oversee maintenance and housekeeping teammates
Perform other duties as assigned
Required experience:
High School Diploma/GED
Technical school education preferred
Minimum one (1) year maintenance experience
Minimum one (1) year previous supervisory experience
Required skills:
Must have technical knowledge (such as HVAC, plumbing, electrical, mechanical and code compliance) and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment
Knowledge of construction principles
Must possess an understanding of OSHA, fire prevention, and life and safety regulations
Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals
Interest in working with a senior population
Demonstrated customer service skills
Ability to handle multiple priorities
Organization and time management skills
Good judgement, problem solving, and decision-making skills
Must be able to work independently
