Job summary

CIG Communities in Columbus, OH is seeking a Lead Maintenance Technician to support maintenance across our residential portfolio. This is a hands-on, on-site role requiring independence and strong coordination of day-to-day maintenance activities, including service requests and unit turns.

You will perform plumbing, HVAC, electrical, carpentry and general repairs, troubleshoot issues, manage work orders, and mentor junior technicians.

Qualifications

• High school diploma or equivalent; technical/vocational training a plus.
• 3+ years of property maintenance experience (multifamily preferred).
• Strong working knowledge of HVAC, plumbing, electrical, and general repairs.
• EPA certification preferred (or ability to obtain).
• Valid driver’s license and reliable transportation.
• Ability to be on-call and respond to after-hours needs.

Responsibilities

• Perform maintenance tasks including plumbing, HVAC, electrical, carpentry, painting, and general repairs.
• Complete service requests in a timely and professional manner.
• Assist with Make-Ready/Turn processes, including repairs, cleaning coordination, and unit inspections.
• Troubleshoot maintenance issues and implement effective solutions.
• Track and update work orders; maintain organized inventory and supplies.
• Coordinate with vendors and contractors; ensure safety and quality standards.
• Mentor and assist with training of junior technicians; foster a team-oriented environment.
• Conduct routine inspections of units and common areas; address maintenance needs proactively.

Overview

We are seeking a skilled and dependable Lead Maintenance Technician to support maintenance operations across our residential portfolio. This is a hands-on role ideal for someone who takes pride in their work, can operate independently, and helps keep things running smoothly across multiple properties. You’ll play a key role in completing service requests, executing unit turns, and supporting overall property upkeep while assisting in coordinating day-to-day maintenance activities.

Key Responsibilities

Maintenance Execution

• Perform a wide range of maintenance tasks including plumbing, HVAC, electrical, carpentry, painting, and general repairs
• Complete service requests in a timely and professional manner
• Assist with and execute the Make-Ready/Turn Process, including repairs, cleaning coordination, and final unit inspections
• Troubleshoot maintenance issues and implement effective solutions

Work Order & Inventory Support

• Track and update work orders to ensure accuracy and completion
• Assist with maintaining organized inventory and supplies
• Communicate material needs to ensure jobs are completed efficiently

Vendor & Site Support

• Coordinate with vendors and contractors as needed
• Help ensure quality and safety standards are met on all work performed

Team Support

• Serve as a resource for other maintenance technicians
• Assist with training and onboarding of new team members as needed
• Help maintain a positive, team-oriented work environment

Property Upkeep & Inspections

• Conduct routine inspections of units and common areas
• Identify and address maintenance needs proactively
• Maintain clean, safe, and well-maintained property conditions

On-Call & Emergency Response

• Participate in on-call rotations, including evenings, weekends, and holidays
• Respond to maintenance emergencies in a timely manner

Minimum Requirements

• High school diploma or equivalent; technical/vocational training a plus

• Ability to troubleshoot and work independently
• Strong time management and organizational skills
• Basic understanding of safety practices and OSHA standards
• Valid driver’s license and reliable transportation
• Ability to be on-call and respond to after-hours needs

Physical Requirements

• Frequently required to stand, walk, stoop, kneel, crawl, or crouch
• Must be able to lift or move up to 50 pounds
• Use of ladders and power tools
• Ability to operate a vehicle during work hours
