Job summary

Fogelman Properties seeks an Experienced Lead Maintenance Technician for The Ren Apartments in Brookhaven. The role oversees maintenance operations, supervises the team, and coordinates with the centralized maintenance manager to schedule work with vendors and manage supplies.

The ideal candidate has 5+ years in multifamily maintenance, is skilled in HVAC, plumbing, electrical and appliances, and holds EPA certifications (Type 1/2 or Universal). A valid driver’s license is preferred.

Responsibilities

  • Direct supervision of the maintenance team and coordination with centralized maintenance manager
  • Lead maintenance operations and oversee make-readies for leasing
  • Diagnose and repair building systems per safety standards and codes
  • Manage inventory, ordering supplies, and vendor relations
  • Assist in safety meetings and training; ensure OSHA compliance
  • Respond to on-call and emergency requests; weekend work may be required
  • Inspect contractor work for quality and safety compliance

Experienced Lead Maintenance Technician - On-call Stipend

Fogelman is hiring an experienced Lead Maintenance Technician to lead maintenance operations at The Ren Apartments located in Brookhaven.

The ideal candidate possesses 5+ years of Maintenance experience in the multifamily industry, is proficient in HVAC, Plumbing, Electrical & Appliances, HVAC & CPO certified, and strong with vendor relations and managing turns for the property. Yardi & HappyCo experience a plus. Valid Driver's License required for the position.

Summary

The Lead Maintenance Technician ensures all maintenance service requests and repairs are made correctly and promptly by performing technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Fogelman's standards for cleanliness, appearance, safety, and overall functionality. This role is responsible for the direct supervision of the maintenance team while working with the centralized maintenance manager to schedule work with vendors and manage the supply order process.

Essential Duties And Responsibilities
  • Planning, assigning, and directing work to ensure all work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs following established policies, procedures, safety standards, and code requirements.
  • Assist in the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, communicating the needs with the centralized maintenance manager, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the centralized maintenance manager about re-ordering needs.
  • Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Participates in "on-call" rotation and responds to emergency calls as needed. Weekend work may be required based on the needs of the Fogelman community
  • Complies with Fogelman's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately.
  • May periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
  • Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
  • Responsible for positive communications with residents, vendors, and co-workers.
  • Be aware of and operate within company safety policies at all times.
  • Weekend work may be required.
  • Adhere to all company policies including but not limited to safety and Fair Housing.
  • Other job duties as assigned.
Qualifications And Skills
  • Must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.)
  • May be required to have a Certified Pool Operator (CPO).
  • Proficient in the following areas: plumbing, HVAC, electrical and appliance repair.
  • Proficient in use of computers and online applications.
  • Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.
  • Depending on the property, a valid driver's license and automobile insurance may be required.
ENVIRONMENTAL AND PHYSICAL DEMANDS
  • Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
  • Frequently lift and/or move up to 50 lbs; Occasionally lift and/or move 50 lbs or more.
  • Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach.
  • Strong sensory skills such as good eyesight, good hearing; ability to comprehend and speak.
  • Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions.
  • The employee is occasionally exposed to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
  • The noise level in the work environment is usually moderate.
