Job summary

Triple Crown Corporation is hiring a Lead Maintenance Technician to oversee maintenance at our Harrisburg-area residential properties. You will lead a maintenance team, coordinate with leasing staff, and ensure communities remain clean, safe, and welcoming for residents.

The role requires 4+ years of residential maintenance, 1+ year supervisory experience, a valid driver’s license, and on-call availability.

Qualifications

• Minimum 4 years of Residential Maintenance experience.
• Minimum 1 year of supervisory experience in Property Management.
• Valid driver’s license, reliable transportation and auto insurance.
• Ability to work on-call for property emergencies as needed.
• HVAC certification and OSHA basics are preferred.

Responsibilities

• Schedule maintenance projects and day-to-day duties of team members.
• Monitor vendor/subcontractor performance, PO's, invoices, and timelines.
• Communicate with Property Manager and office staff on major repairs.
• Prepare apartments before occupancy and assist with maintenance work orders.
• Complete light electrical, plumbing, drywall, carpentry, and painting tasks.
• Coordinate and maintain pool maintenance as needed.
• Lead, mentor, and develop a high-performing service-oriented culture.
• Handle hiring, terminations, and discipline as required.
• Maintain maintenance shop and materials stock for efficiency.
• Ensure residents live in a clean, safe, well-maintained community.

About the position...

The Lead Maintenance Technicianis responsible for overseeing the maintenance of assigned Triple Crown residential properties. This role includes managing and delegating tasks to maintenance team members while collaborating closely with leasing office personnel to ensure the community remains organized, well-maintained, and welcoming for residents. We are looking for a technician for our multi-site, Blue Ridgecommunity located in Harrisburg.

• Schedule maintenance projects and day-to-day duties of maintenance team members.
• Schedules and monitors vendor/subcontractor performance, purchase orders, invoices, and enforces contractual standards and timelines.
• Effectively communicates with the Property Manager and office staff, keeping them up to date on major repairs, turnover status, etc.
• Responsible for preparing apartments prior to resident occupancy and participates in maintenance projects/work orders as needed.
• Completion of property work orders, including but not limited to light electrical repairs, plumbing work, drywall repairs, light carpentry work, and painting.
• Maintain and coordinates pool maintenance as needed.
• Leads and supports professional development and performance management to build a high-performing, service-oriented culture.
• Responsible for hiring, terminations, and discipline as needed.
• Maintains maintenance shop and stock control to ensure utilization of materials, organization, and tidiness.
• Ensure residents are provided with a clean, safe, and well-maintained community.

Requirements

• Must have a valid Driver’s License, reliable transportation, and automobile insurance
• Minimum of 4 years of Residential Maintenance experience required
• Minimum of 1 year supervisory experience in Property Management is required
• Ability to work rotational on-call schedule and act as the primary contact for property emergencies as needed
• HVAC/EPA Certification is highly preferred but not required
• Proficient in the use of technology, including but not limited to tablets, smartphones, computers/laptops
• Must be a strong team player and can work independently or with others on assigned tasks
• Safety Oriented - OSHA Certification is highly preferred but not required
• Must posses excellent attention to detail and organizational/time management skills
• Ability to be a team leader and mentor others
• Must possess all tools needed to perform service duties
