Job description

Position Summary & Primary Responsibilities

The Maintenance Lead is responsible for supervising and leading the maintenance team in their assigned region, ensuring the team is achieving key performance indicator goals (KPIs) while providing excellent customer service, and interfacing with owner clients as appropriate. This position is also responsible for completing work orders and participating in the on-call rotation. In addition, this position is responsible for the following:

  • Completing maintenance requests in a timely manner, including the hands‑on work of building repairs and general upkeep of the assets, to comprise of approximately 70% of work hours
  • Working with the Regional Facilities Director to ensure exterior grounds are maintained to standard, with the ability to assist in that work as appropriate, either by performing it or delegating the work to direct reports
  • Directly supervising the assigned maintenance team, including performance management, processing timecards and other payroll related activities, facilitate staff meetings, and working with the Regional Facilities Director and/or Human Resources to address staff concerns
  • Mentoring, training, and providing guidance to Maintenance staff as well as making maintenance training recommendations to the VP of Maintenance
  • Monitor incoming work orders to ensure priority work orders are being handled in a timely manner, team skill sets are being utilized effectively, and outside vendors are being contacted as appropriate.
  • Ensure timely and thorough completion of preparing vacant units for new residents, including painting, cleaning, carpet shampooing, and repairs
  • Maintain sufficient maintenance supplies, to include utilizing a company credit card to purchase supplies when necessary (credit card usage must be reconciled monthly in a timely manner)
  • Preparing for and attending inspections at the properties in the assigned region, as well as being available to property owners for site visits and to answer maintenance-related questions
  • Perform emergency repairs after hours according to the On‑call Maintenance Schedule
  • Report any and all maintenance and safety concerns to the Regional Facilities Director as appropriate
  • Utilize technology to track work performed, including records of any follow‑up or additional resources needed
  • Other duties as assigned
Education & Experience
  • Experience in all phases of building maintenance including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance
  • 5+ years apartment maintenance experience preferred
  • Certified Maintenance & Reliability Technician preferred
  • NSPIRE Certification Required
  • 2-A Boilers License Required
