Description

The Property Maintenance Technician is responsible for executing daily maintenance operations and repair services for a multifamily residential community. This role ensures that all buildings, systems, and grounds are maintained to meet safety, operational, and aesthetic standards. Technicians must adhere to Beacon 360’s commitment to service excellence and our People First approach, delivering prompt, professional, and high-quality work.

This position requires availability for on-call rotations and emergency response outside of regular work hours. Turnover of vacant units must be completed within a three (3) business day window to meet leasing and occupancy standards.

Essential Duties and Responsibilities
  • Conduct routine inspections of building systems and perform preventative maintenance to ensure consistent compliance with health, safety, and operational standards.
  • Diagnose and repair mechanical issues related to HVAC, plumbing, electrical, and other utility systems.
  • Maintain and troubleshoot electrical systems including lighting, outlets, circuit breakers, and wiring.
  • Repair and maintain plumbing fixtures, water heaters, and other related systems to ensure reliable operation.
  • Perform general carpentry, painting, and drywall repair.
  • Respond to service requests and resolve maintenance issues promptly and thoroughly.
  • Prepare units for new tenants within three business days of vacancy, including deep cleaning, repairs, appliance testing, and cosmetic restoration.
  • Monitor and respond to fire safety, life safety, and security systems, coordinating third-party vendors for specialized repairs as needed.
  • Complete daily custodial tasks to maintain cleanliness and curb appeal of common areas, amenities, and exterior grounds.
  • Collaborate with the Property Manager to conduct regular and move-in/move-out inspections.
  • Maintain accurate records of work performed, parts used, and time spent using maintenance tracking systems.
  • Participate in the on-call rotation and respond to after-hours maintenance emergencies as assigned.
  • Ensure proper usage, storage, and maintenance of tools and equipment.
  • Support seasonal property maintenance tasks such as snow removal, landscaping, and pool upkeep as needed.
Key Competencies and Qualifications
  • Working knowledge of building systems: electrical, plumbing, HVAC, fire safety, etc.
  • Familiarity with building codes and health/safety regulations.
  • Ability to use hand and power tools, meters, and diagnostic equipment.
  • Strong troubleshooting and problem-solving skills.
  • Dependability, initiative, and the ability to work independently or as part of a team.
  • Physical ability to perform manual labor, lift 50+ lbs., and work in various environmental conditions.
  • Willingness to work overtime and respond to on-call emergencies.
