Job summary

RP Management is seeking a Lead Maintenance Technician to supervise the on-site maintenance team and perform general and specialized repairs across HVAC, plumbing, electrical, carpentry and appliances. The role requires a valid driver’s license and HVAC certification, with duties including 24–48 hour response to resident requests and daily coordination with the Community Manager.

The position offers an 8:00AM–4:30PM schedule, paid time off, medical and dental coverage, and a 401(k) with employer

Qualifications

• HVAC certification preferred.

• Experience in residential maintenance is a plus.

Responsibilities

• Direct daily activities of the on-site maintenance staff to ensure priority work is completed on time.
• Develop and enforce deferred maintenance programs and conduct periodic inspections.
• Order maintenance supplies and maintain adequate inventory with approval.
• Respond to resident work orders within 24–48 hours and coordinate turnovers.
• Perform HVAC, plumbing, electrical, carpentry and appliance repairs as needed.
• Maintain grounds and participate in snow removal and on-call emergency responses.
• Keep records of material usage, time and production, and attend daily meetings with the Community Manager.

Job description

The Lead Maintenance Technician is responsible for performing general and specialized maintenance and repairs while applying proficient skills in various maintenance trade disciplines. In addition, the Lead Maintenance Technician will direct the
daily activities of the on-site maintenance staff ensuring that priority workload is completed in a timely and proficient manner.

Specific responsibilities include but are not limited to:

• Developing and ensuring compliance with deferred maintenance programs;
• Conducting periodic inspections of buildings and apartments for routine maintenance purposes including exterior and interior lighting, grounds, amenities and all common areas;
• Ordering maintenance supplies with the approval of the Community Manager and maintaining adequate inventory to meet the property's needs;
• Ensuring compliance of RP Management's policy of completing resident work order requests within a 24-48 hour period;
• Scheduling, coordinating and performing a wide range of technical maintenance and repair operations in turnovers, including but not limited to HVAC, carpentry, electrical, plumbing and appliances;
• Maintaining grounds on a daily basis;
• Maintaining and working a routine on-call emergency response schedule;
• Performing snow removal as required by RP Management's policies and procedures;
• Attending daily meetings with the Community Manager to set a priority work schedule;
• Training and development of the on-site maintenance team as needed;
• Maintaining required records such as material usage, time, production and other reports as required by RP Management's policy and procedures;
• Maintaining equipment, storage and work areas in a clean and orderly condition; and
• Ensuring compliance with RP Management's Accident and Illness Prevention Program.

Requirements:

HVAC certification and Valid Driver's License Required.

Compensation:

$24 / Hour - $29 / Hour + On Call Bonus Pay with benefits including PTO, medical & dental coverage and 401(k) with employer-matching contribution. Friendly, comfortable working environment.

Shift:

8:00AM - 4:30PM, Monday - Friday, Closed all major holidays
