Job summary

R.W. Selby & Co., Inc. is seeking a Maintenance Supervisor to lead a maintenance team at our Southern California properties. You will supervise technicians and porters, manage vendor bids, and ensure compliance with safety standards while maintaining NOI and resident satisfaction.

Qualifications

• High school diploma or equivalent; technical training or certification is a plus.
• Proven experience in maintenance, repair, or related field.
• Knowledge of water and gas meter shutoffs, all apartment and fixture cutoffs, sewer and water mains.
• Knowledge of fire and safety systems, including fire alarms, elevators, monitoring and emergency lighting.
• Knowledge of contracts, vendors, and suppliers.
• Strong problem-solving and can-do attitude.
• Electrical, plumbing and mechanical expertise.
• Able to thrive in a fast-paced, ever-changing environment.
• Strong communication skills and teamwork.

Responsibilities

• Supervise and manage Maintenance Technician and Porter staff, ensuring adherence to schedules.
• Assist the Property Manager in obtaining contractor bids for large improvements.
• Work within budget and purchasing guidelines, flagging deviations.
• Enforce safety equipment usage for all maintenance staff.
• Maintain organized, clean, and safe work and storage areas.
• Establish ongoing preventative maintenance programs for interior and exterior areas.
• Supervise vendors (gardeners, pool service, painters, cleaners, etc.).
• Conduct apartment inspections before and after move-ins and prepare vacant units for showing.
• Change locks at tenancy turnover or per resident request.
• Perform various maintenance tasks including electrical, plumbing, appliance repair, and on-call duties.
