WinnCompanies seeks a Maintenance Supervisor II to lead the maintenance operations at Gospel Gardens, a 200-unit affordable housing community in Memphis, TN.

You will supervise maintenance staff, manage preventive maintenance, coordinate repairs (HVAC, plumbing, electrical), and work with residents and vendors to keep the property safe and well-maintained. Monday–Friday with on-call rotation; strong leadership and communication are essential.

Qualifikationen

• High school diploma or GED equivalent.
• 3–5 years of apartment or property maintenance experience.
• 1–3 years of supervisory or team leadership experience.
• Valid driver’s license and clean driving record.
• Proficiency with Microsoft Office and work order systems.
• Strong customer service and communication skills.
• Willingness to participate in on-call rotation.

Aufgaben

• Lead and supervise maintenance team members, ensuring high-quality work and resident service.
• Recruit, train, coach, and develop maintenance staff with safe practices.
• Oversee service requests, work orders, staff schedules, and vendors to complete maintenance projects.
• Manage preventive maintenance programs, inspections, and curb appeal.
• Perform and coordinate repairs (HVAC, plumbing, electrical, appliances, carpentry).
• Review inspection findings, obtain contractor bids, support capital projects.
• Participate in on-call rotation and respond to after-hours emergencies.
