Job summary

Optima is a design-driven real estate development firm with offices in Illinois and Arizona, managing luxury residential communities. As Maintenance Supervisor, you will lead maintenance processes, oversee service requests, unit turns, and preventative maintenance across a luxury property, ensuring repairs are completed on schedule and customer satisfaction remains high.

Qualifications

• At least 3 years of maintenance experience onsite at a luxury residential property.
• Thorough knowledge of prepping for move-ins and general repair skills.
• Physical capacity to lift 100 lbs.
• High school diploma or GED.
• General maintenance knowledge in plumbing, HVAC, electrical, drywall and appliance repair.
• A current and valid driver’s license.
• Availability to work a flexible schedule including weekends, evenings, and holidays.

Responsibilities

• Oversee maintenance needs of the property and grounds, ensuring repairs and services are completed on schedule.
• Identify problems and develop response plans with creative solutions for complex issues.
• Manage preventative maintenance with the team to keep the property in top condition.
• Oversee customer service and relations for Maintenance to ensure satisfaction.
• Assist Maintenance Manager with scheduling and assigning work to meet shift requirements.
• Ensure reporting guidelines for work orders are completed on time with quality.
• Assess repair needs and obtain bids when professional assistance is required.
• Monitor contractors and building repair/maintenance vendors.
• Perform carpentry, electrical, HVAC and plumbing tasks with accuracy.
• Manage inventory and procurement of materials.
• Prepare training and enforce safety standards; communicate with ownership on renovations and maintenance.
• Assist in development of maintenance and capital budgets.
• Monitor maintenance expenses to stay within budget.
