Rentyl Apartments in Kissimmee, Florida seeks an experienced Maintenance Supervisor to lead the maintenance team, oversee apartment upkeep, and deliver exceptional service to residents. This role requires strong leadership, advanced technical skills, and the ability to manage operations in a fast-paced environment.

You will supervise staff, coordinate HVAC, electrical, plumbing, and appliance repairs, manage make-ready turnover for leasing timelines, and ensure safety compliance and on-call

Qualifications

• 10+ years in facilities or residential property maintenance.
• 3+ years of supervisory experience.
• HVAC, EPA, and/or NAPE certification required.
• Strong knowledge of OSHA, MSDS, and risk-management procedures.
• Advanced skills in HVAC, electrical, plumbing, and appliance repair.
• Basic carpentry, drywall, and painting abilities.
• Experience with complex mechanical systems (boilers, chillers, central plant, split systems).
• Strong organizational skills for scheduling and coordinating work across multiple trades.
• Detail-oriented with a strong safety mindset.
• Excellent written and verbal communication skills.
• Intermediate proficiency with Microsoft Office and comfort with technology platforms.
• Ability to lift 25–50 lbs frequently and work in various weather conditions.
• Availability for shared on-call rotation and emergency response.

Responsibilities

• Lead, train, and develop the maintenance team while modeling professionalism and accountability
• Hire, coach, and retain high-performing maintenance staff
• Ensure timely completion of resident service requests with exceptional follow‑up
• Diagnose and assign maintenance tasks involving HVAC, electrical, plumbing, and appliance repair
• Oversee the make-ready and apartment turnover process to support leasing and move-in timelines
• Execute preventative maintenance programs to preserve building systems and property value
• Maintain community appearance through general upkeep, cleanliness, and grounds care
• Comply with building codes, safety standards, OSHA requirements, and risk-management practices
• Manage annual inspections and ensure regulatory compliance
• Lead capital improvement projects and special maintenance initiatives
• Build and manage vendor relationships while staying within budget
• Create and maintain staffing schedules, including shared 24/7 emergency on-call coverage for local properties
• Ensure all service requests and repairs are completed accurately and on time
