Job summary

The Carroll Companies seek a Maintenance Supervisor for a Summerville, SC community. You will lead a maintenance team, perform preventive maintenance, and ensure vacant apartments are market ready to maximize rentals.

Responsibilities include hiring and training staff, coordinating with the Property Manager, overseeing vendor contracts, and maintaining safety and regulatory compliance across the property. A strong background in plumbing, electrical, carpentry, and HVAC is required.

Qualifications

• High school diploma or equivalent is required.
• Minimum 5 years hands-on maintenance experience in plumbing, electrical, carpentry, HVAC etc.
• Excellent communication, leadership, and supervisory skills.
• EPA or CFC certification required.
• Valid driver's license, good driving record, and auto insurance.
• Knowledge of relevant codes and regulations.

Responsibilities

• Hire, train, and empower maintenance staff under the Property Manager's guidance.
• Foster open communication and collaboration within the team and across departments.
• Manage preventive maintenance schedules and ensure site grounds are kept immaculate.
• Prepare vacant apartments to market-ready standards, maximizing rentals.
• Oversee vendor performance for service contracts and capital improvement projects.
• Monitor and manage tool and equipment inventory.
• Maintain pool operations according to Health Department regulations.
• Prepare accurate and timely maintenance reports.
• Promptly handle emergency maintenance requests, ensuring resident safety and comfort.
