Job summary

Kettler is seeking a Maintenance Manager in the Washington, DC area to lead preventive and daily maintenance, manage budgets, and ensure exceptional curb appeal for the apartment community.

Responsibilities include supervising the maintenance team, coordinating external services, and maintaining records. The role requires EPA/CFC certification, strong troubleshooting skills, and availability for on-call emergencies.

Qualifications

• 4+ years of maintenance experience.
• 2+ years supervisory experience.
• EPA/CFC Certification required.
• Troubleshooting expertise across plumbing, electrical, carpentry and appliances.
• HVAC systems knowledge including heat pumps and boilers.
• Valid driver's license; live within 30 minutes of property.
• On-call for after-hours emergencies; nights/weekends rotation.
• Must have transportation and a cell phone for on-call.
• Ability to read blueprints and operate a computer.
• Excellent English communication, both spoken and written.
• Able to perform physical activities (lift 60 lbs, climb ladders).

Responsibilities

• Oversee and participate in all maintenance projects including capital improvements.
• Coordinate and perform repair of property grounds, apartments, and building exteriors.
• Manage maintenance budgets and administrative tasks.
• Direct all property/ground upkeep, preventive care, and maintenance service efforts.
• Maintain accurate records for all services performed.
• Coordinate all contracted services; monitor vendor performance under Kettler guidelines.
• Solicit and analyze bids, assess work, and track invoices for timely payment.
• Conduct monthly and quarterly safety meetings; ensure adherence to safety guidelines.
• Maintain peak efficiency operation levels for all property components.
• Reinforce monthly staffing schedules; ensure 24/7 emergency coverage.
• Contribute to staff recruitment and ongoing skill-building initiatives.
• Oversee maintenance team and related duties.
• Inspect community continuously; record and correct deficiencies.
• Order supplies and parts within budgetary guidelines.
• Manage make-ready timelines per regional guidelines.
• Monitor overtime and cost controls for maintenance staff.
• Maintain a service-oriented environment with professional appearance.
• Coordinate daily meetings with property manager to provide project updates.
• Other duties as assigned.
