Job summary

Lutheran Senior Services is seeking a Maintenance Supervisor to oversee daily maintenance operations, coordinate workloads, and supervise staff across HVAC, plumbing, carpentry and electrical tasks. The role includes preparing apartments for move-in, performing preventive maintenance, and ensuring safety compliance.

The position requires experience with CMMS systems, on-call responsiveness, and the ability to lead a maintenance team in a busy community environment.

Qualifications

• Knowledge of HVAC, plumbing, carpentry, painting, electrical, and small equipment repair.
• Proficiency with saws, hand tools, carpentry equipment, lawn equipment and alarm systems.
• EPA refrigerant certification type II required.
• Demonstrated ability to lead a team of peers.
• On-call readiness and emergency responsiveness.
• Experience with The WorxHUB CMMS preferred.

Responsibilities

• Supervises daily maintenance operations, coordinating workload, staff schedules and attendance.
• Help develop department procedures and train maintenance staff.
• Complete work orders via CMMS to repair/install HVAC, carpentry, plumbing and more.
• Prepare apartments for move-in, including painting and repairs.
• Perform HVAC upkeep, track inventory, and generate reports.
• Inspect and maintain equipment, report malfunctions, and replace defects.
• Maintain building exteriors and grounds, including snow removal.
• Potential inspections and drills (Life Safety) such as sprinkler and fire inspections.
• Follow infection control and safety procedures; handle waste and chemicals safely.
• Adhere to EverTrue policies and report hazards or incidents promptly.
• On-call as required.
