Job Summary

The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This includes ensuring a clean and well-maintained living environment for residents, visitors, and staff. The technician must anticipate, identify, and correct problems involving the property and implement procedures to prevent future issues.

Responsibilities and Duties

  1. Service
    • Perform maintenance tasks personally and delegate to assistants, inspecting their work.
    • Manage system for handling service requests; complete work orders within 24 hours when possible.
    • Schedule maintenance personnel to ensure 24/7 emergency availability.
  2. Preventative Maintenance/Safety
    • Conduct safety meetings; maintain and communicate HAZCOM standards; keep MSDS sheets current.
    • Be aware of the property's condition; correct hazards immediately (e.g., broken gates, lights).
    • Keep records of maintenance, service requests, expenditures, and other relevant data.
    • Perform routine maintenance on equipment and inspect tools.
    • Develop and mentor maintenance staff; promote a safety-first attitude.
    • Instruct staff on safety equipment use.
  3. General
    • Diagnose and perform minor repairs involving electrical, plumbing, HVAC, appliances, and more.
    • Ensure repairs and services are completed on schedule.
    • Report major repairs; manage budget and expenditures.
    • Change locks and make keys.
    • Assist in moving furniture and appliances; maintain inventory of parts and tools.
    • Identify utility and sewer access points and document locations.
    • Maintain cleanliness and safety of work areas and grounds.
    • Perform additional duties as assigned.

Qualifications and Skills

  • Minimum 3 years' experience in property maintenance or equivalent.
  • Work hours: 40 hours/week, including weekends and on-call as needed.
  • Use of safety equipment (back support belts, goggles, masks, gloves) required.
  • Proficiency with hand tools, power tools, mechanical equipment, and measuring devices.

Physical Requirements

  • Constantly on feet; perform bending, stooping, squatting, climbing, reaching, grasping, and handling tools.

Speaking and Driving Requirements

  • Frequent verbal communication with staff and vendors.
  • Regular use of personal vehicle for errands; valid driver's license required.

Working Environment

  • Primarily indoors but frequently outdoors, exposed to various conditions.
  • Occasional exposure to fumes and chemicals.

Reasoning Development

High; ability to apply logical thinking, problem-solve, and communicate effectively is essential.
