Overview:Seeking a skilled and dedicated Lead Maintenance Technician to oversee and coordinate maintenance operations at our property. The ideal candidate will possess strong leadership abilities, technical expertise, and a commitment to maintaining high standards of property upkeep.
Responsibilities:
- Supervision and Leadership:
- Lead, train, and supervise the maintenance team, ensuring all tasks are completed efficiently and to high standards
- Delegate tasks and monitor progress to maintain a smooth workflow and timely completion of maintenance requests
- Provide guidance and support to team members, fostering a positive and productive work environment
- Maintenance and Repairs:
- Perform routine inspections of the property, identifying and addressing maintenance needs promptly
- Carry out repairs and maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general building maintenance
- Ensure all maintenance work complies with safety regulations and building codes
- Preventive Maintenance:
- Develop and implement a preventive maintenance schedule to prolong the life of property assets and minimize downtime
- Conduct regular inspections and maintenance of equipment, systems, and common areas to ensure optimal functionality
- Vendor Management:
- Coordinate with external contractors and vendors for specialized repairs and services
- Oversee vendor work to ensure quality and adherence to agreements and timelines
- Inventory and Supplies:
- Manage and maintain inventory of maintenance supplies and equipment
- Order and replenish supplies as needed, ensuring cost-effective procurement
- Emergency Response:
- Respond to maintenance emergencies promptly and efficiently, ensuring the safety and comfort of residents
- Be available for on-call duties as required
- Documentation and Reporting:
- Maintain accurate records of maintenance activities, work orders, and equipment inspections
- Prepare and submit reports on maintenance issues, completed tasks, and any significant incidents to the Property Manager
Qualifications:
- High school diploma or equivalent; technical training or certification in a related field preferred
- Proven experience in property maintenance, with a minimum of 3-5 years in a supervisory role
- Strong knowledge of plumbing, electrical, HVAC, and general building maintenance
- Excellent problem-solving skills and attention to detail
- Ability to lead and motivate a team, with strong communication and interpersonal skills
- Proficient in using maintenance tools and equipment
- Valid driver's license and reliable transportation
Physical Requirements:
- Ability to lift and carry up to 50 pounds
- Ability to work in various environmental conditions, including outdoors and in confined spaces
- Ability to perform tasks that require climbing, bending, stooping, and reaching
