Overview:Seeking a skilled and dedicated Lead Maintenance Technician to oversee and coordinate maintenance operations at our property. The ideal candidate will possess strong leadership abilities, technical expertise, and a commitment to maintaining high standards of property upkeep.

Responsibilities:

  • Supervision and Leadership:
    • Lead, train, and supervise the maintenance team, ensuring all tasks are completed efficiently and to high standards
    • Delegate tasks and monitor progress to maintain a smooth workflow and timely completion of maintenance requests
    • Provide guidance and support to team members, fostering a positive and productive work environment
  • Maintenance and Repairs:
    • Perform routine inspections of the property, identifying and addressing maintenance needs promptly
    • Carry out repairs and maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general building maintenance
    • Ensure all maintenance work complies with safety regulations and building codes
  • Preventive Maintenance:
    • Develop and implement a preventive maintenance schedule to prolong the life of property assets and minimize downtime
    • Conduct regular inspections and maintenance of equipment, systems, and common areas to ensure optimal functionality
  • Vendor Management:
    • Coordinate with external contractors and vendors for specialized repairs and services
    • Oversee vendor work to ensure quality and adherence to agreements and timelines
  • Inventory and Supplies:
    • Manage and maintain inventory of maintenance supplies and equipment
    • Order and replenish supplies as needed, ensuring cost-effective procurement
  • Emergency Response:
    • Respond to maintenance emergencies promptly and efficiently, ensuring the safety and comfort of residents
    • Be available for on-call duties as required
  • Documentation and Reporting:
    • Maintain accurate records of maintenance activities, work orders, and equipment inspections
    • Prepare and submit reports on maintenance issues, completed tasks, and any significant incidents to the Property Manager
Qualifications:

  • High school diploma or equivalent; technical training or certification in a related field preferred
  • Proven experience in property maintenance, with a minimum of 3-5 years in a supervisory role
  • Strong knowledge of plumbing, electrical, HVAC, and general building maintenance
  • Excellent problem-solving skills and attention to detail
  • Ability to lead and motivate a team, with strong communication and interpersonal skills
  • Proficient in using maintenance tools and equipment
  • Valid driver's license and reliable transportation

Physical Requirements:

  • Ability to lift and carry up to 50 pounds
  • Ability to work in various environmental conditions, including outdoors and in confined spaces
  • Ability to perform tasks that require climbing, bending, stooping, and reaching
