Job description

Lead HVAC Mechanic (Maintenance)

Dae Sung, LLC is seeking a Lead HVAC Mechanic for a contract to provide mechanical operations and maintenance services in Montpelier, VT (Federal Building). The hourly pay rate is $45.00, with a Health and Welfare Pay of $7.00 per hour (up to 40 hours/week).


The minimum qualifications include a high school diploma or equivalent, at least 5 years of recent experience (within the past 7 years) in supervising operation and maintenance of equipment similar in size and complexity, and a minimum of six (6) years of hands-on commercial HVAC maintenance experience with EPA Universal Refrigeration certification.

Responsibilities:
  1. Lead the technical operations and maintenance of the assigned building, oversee technical staff, and support other buildings and supervisors as required.
  2. Prepare work schedules, assign duties, and serve as a subject matter expert in hiring technical staff.
  3. Communicate fluently in English, both orally and in writing.
  4. Develop and implement building safety plans.
  5. Ensure security compliance, including logging subcontractor sign-ins/out at FOBs.
  6. Schedule and perform preventive maintenance to keep the building operational.
  7. Ensure facilities meet environmental, health, security standards, and government regulations.
  8. Respond promptly to customer requests and complaints.
  9. Negotiate contracts and coordinate with vendors servicing the buildings.
  10. Ensure utility, piping, ductwork, fire safety, and security systems meet policies and procedures.
  11. Implement operations and energy plans for all buildings under the contract.
  12. Conduct testing, shutdowns, and start-ups to maintain system integrity.
  13. Oversee testing, commissioning, and training for repairs, alterations, and construction projects.
  14. Document inspections and report safety conditions to the Project Manager and COR.
  15. Be available at all times, including after-hours and holidays, for emergencies.
  16. Regularly update the COR on contract performance.
  17. Plan and oversee preventive maintenance and train new employees.
  18. Repair HVAC, electrical, and mechanical systems.
  19. Create work schedules and manage access to mechanical areas.
  20. Respond to emergencies such as fire alarms, electrical issues, flooding, etc., during and after working hours.
