Job description

Dae Sung, LLC is currently seeking a Lead HVAC Mechanic for a contract to provide mechanical operations and maintenance services in Montpelier, VT (Federal Building).

Hourly pay rate: $45.00 per hour. Health and Welfare Pay: $7.00 per hour (up to 40 hours per week).

The Lead HVAC Mechanic shall have at a minimum a high school diploma or equivalency and at least 5 years of recent (within the past 7 years) experience in directing operation and maintenance of equipment in a supervisory capacity, with a focus on equipment of similar size and complexity. A minimum of six (6) years of hands-on commercial HVAC maintenance experience and EPA Universal Refrigeration certification are required.

Responsibilities:
  1. Lead the technical operations and maintenance of the assigned building, oversee technical staff, and support other buildings and supervisors as needed.
  2. Prepare work schedules, assign duties, and serve as a subject matter expert in hiring technical staff.
  3. Communicate fluently in English, both orally and in writing.
  4. Develop and implement building safety plans.
  5. Ensure compliance with security requirements, including logging subcontractor sign-ins and outs at FOBs.
  6. Schedule and perform preventive maintenance to ensure continuous building operation.
  7. Maintain facilities in accordance with environmental, health, security standards, and government regulations.
  8. Respond promptly to customer requests and complaints.
  9. Negotiate contracts and coordinate with vendors servicing the buildings.
  10. Ensure utility, piping, ductwork, fire safety, and security systems meet policies and procedures.
  11. Implement operations and energy plans for all managed buildings.
  12. Coordinate testing, shutdowns, and start-ups to maintain system integrity.
  13. Oversee testing, commissioning, and training for repairs, alterations, and construction projects.
  14. Monitor electrical and mechanical system capacities for future integration.
  15. Document inspections using appropriate GSA forms.
  16. Report safety hazards, accidents, or dangerous conditions to the Project Manager and COR.
  17. Be available at all times, including after-hours and holidays, to respond to emergencies.
  18. Provide regular updates on contract performance to the COR.
  19. Plan and oversee preventive maintenance programs, maintain records, and prepare reports.
  20. Train new employees.
  21. Perform repairs on HVAC, electrical, and mechanical systems.
  22. Develop work schedules and assign duties.
  23. Control access to mechanical areas and coordinate building services activities to avoid interference with operations.
  24. Maintain presence at the assigned building during normal hours.
  25. Respond to emergencies such as fire alarms, electrical issues, flooding, or natural disasters.
