Job summary

The Building People is seeking a Transaction Manager for an upcoming, anticipated need focused on lease acquisition leadership for government real estate. You will oversee end-to-end processes from market analysis to post-award coordination, coordinating with agencies, counsel, and lessors.

Ideal candidates will have broker licensure, 5+ years in commercial real estate, including government work, and strong negotiation and organizational skills to ensure timely, compliant leasing outcomes.

Qualifications

• Must possess broker licensure or meet state/local licensure requirements for the location.
• Minimum 5 years of commercial real estate experience, including government real estate within 10 years.
• Knowledge of GSA lease acquisition processes, market surveys, solicitations, and related policies.
• Ability to analyze offers, pricing, TI costs, and communicate recommendations to stakeholders.
• Strong negotiation, organizational, and multi-stakeholder coordination skills.
• Ability to document, track schedules and milestones, and communicate status clearly.

Responsibilities

• Serve as primary contact for lease acquisition actions and manage day-to-day transactions from initiation to award and post-award transition.
• Provide leasing support aligned with Leasing Specialist role, supporting orderly completion of tasks.
• Conduct market analysis, surveys, and research to identify viable locations and acquisition strategies.
• Develop, refine, and document space requirements, acquisition plans, schedules, and solicitation materials.
• Solicit and evaluate offers; analyze pricing, TI costs, market comparables, and other data to support leasing recommendations.
• Lead or support negotiations with lessors on rent, terms, TI, delivery, and other terms within contract scope.
• Prepare and organize lease documentation, records, and correspondence per contract requirements.
• Coordinate with officials, agencies, legal counsel, brokers, and stakeholders to resolve issues and maintain momentum.
• Track milestones, dates, deliverables, approvals, and risks; report status and actions to stakeholders.
• Support award and transition activities, including post-award requirements and occupancy milestones.
