Job summary

Quadrant, Inc. is seeking a Lead Construction Project Manager in Washington, DC, offering a base pay from $130,000 per year. This role requires steering complex projects through design, construction, and closeout with direct client accountability for budget, schedule, and risk.

You will lead multidisciplinary teams, manage budgets and schedules, review contracts, and communicate decisions to executives and stakeholders. Travel locally and nationally as needed.

Qualifications

  • 7+ years of construction project management or related field
  • Independent leadership of complex commercial or institutional projects
  • Knowledge of design‑bid‑build, design‑build, and CM at‑risk contracts (AIA documents)
  • Advanced budgeting, forecasting, scheduling, and cost control
  • Excellent written, verbal, and presentation skills for executives, boards, lenders, consultants, and contractors
  • Ability to travel locally and nationally as required

Responsibilities

  • Serve as the primary day‑to‑day client advisor and represent the client’s interests throughout planning, design, procurement, construction, and closeout.
  • Lead multiple complex projects or a major program, establishing governance, decision protocols, reporting standards, and clear accountability across stakeholders.
  • Direct architects, engineers, general contractors, vendors, consultants, and team members; resolve issues and drive decisions to maintain momentum.
  • Own project budgets, forecasts, cash flow, contingencies, and cost reporting; review pay applications, change orders, claims, and invoices with clear recommendations.
  • Develop and manage master schedules, identify critical paths, risks, delays, and mitigation strategies.
  • Lead meetings (OAC, steering committees), communicate decisions and drive actions to closure.
  • Oversee procurement and contracting processes, including RFPs, bid analysis, contract negotiations, and scope alignment.
  • Review design/construction documents, submittals, RFIs, and change proposals for alignment with requirements and budgets.
  • Conduct site observations to monitor progress, quality, safety, commissioning, and occupancy readiness.
  • Lead due diligence, feasibility, entitlement, permitting, and preconstruction efforts with practical business recommendations.
  • Mentor and supervise project managers and analysts, support client development and proposals.

Lead Construction Project Manager

MUST:
  • 7+ years of experience in construction project management, owner's representation, real estate development, architecture, engineering, general contracting, or a related field
  • Demonstrated experience independently leading complex commercial or institutional projects through design, construction, and closeout, with direct accountability for client communication, budget, schedule, and risk
  • Strong knowledge of construction means and methods, project delivery approaches (including design‑bid‑build, design‑build, and CM at‑risk), procurement, and standard AIA contract documents
  • Advanced capability in budgeting, forecasting, scheduling, change management, and cost control; proficiency with tools such as Procore, MS Project, Bluebeam, and Excel
  • Excellent written, verbal, and presentation skills, with the judgment and presence to advise senior executives, boards, lenders, consultants, and contractors
  • Proven ability to lead teams, manage multiple concurrent workstreams, resolve conflict, make sound decisions with incomplete information, and travel locally and nationally as required
DUTIES:

The Lead Project Manager serves as a primary client advisor, directs multidisciplinary project teams, manages budgets, schedules, contracts, and risks, and provides day‑to‑day leadership to other project team members, managers, and analysts. This is an excellent opportunity for an experienced project management professional who combines technical construction expertise with strong judgment, executive‑level communication, and an owner/operator mindset.

  • Lead multiple complex projects or a major program, establishing project governance, decision‑making protocols, reporting standards, and clear accountability across all stakeholders.
  • Direct architects, engineers, general contractors, owner‑direct vendors, consultants, and internal team members; resolve issues and drive decisions to maintain project momentum.
  • Own project budgets, forecasts, cash flow, contingencies, and cost reporting; review pay applications, change orders, claims, and invoices and provide clear recommendations to clients.
  • Develop, manage, and challenge master schedules; identify critical‑path risks, delays, and dependencies and implement mitigation, recovery, and escalation strategies.
  • Lead OAC, executive steering committee, and other project meetings; communicate decisions, risks, and recommendations clearly and drive action items to closure.
  • Oversee procurement and contracting processes, including consultant and contractor selection, RFP development, bid leveling, contract negotiations, and scope alignment.
  • Review design and construction documents, submittals, RFIs, and change proposals for alignment with client requirements, project intent, budget, schedule, and contractual obligations.
  • Conduct and oversee site observations to monitor progress, quality, safety, commissioning, and readiness for occupancy; coordinate corrective action as required.
  • Lead due diligence, feasibility, entitlement/permitting, and preconstruction efforts, translating technical findings into practical business recommendations.
  • Mentor and supervise project managers and analysts, delegate work effectively, review deliverables, improve team processes, and support client development and proposal efforts.
