Responsibilities

• Maximize rental revenue by maintaining high occupancy and minimizing vacancy/concessions.
• Lead and supervise leasing/marketing and maintenance personnel.
• Oversee turnover process (inspections, applications, make‑ready).
• Understand site leasing trends, traffic patterns and product availability.
• Maintain sales/leasing model standards and communicate issues for resolution.
• Improve NOI through revenue optimization and expense controls.
• Recommend rent/fee changes based on market conditions.
• Review monthly financial statements.
• Supervise accounts payable, posting, coding and approvals.
• Administer tenant leases and maintain positive tenant relations; enforce screening procedures.
• Prepare annual budgets and report financials to owners monthly/quarterly.
• Conduct periodic property inspections and manage emergencies.
• Coordinate with third‑party vendors; manage bids and vendor performance.
• Complete other tasks as directed.
