Job summary

Macdonald & Company seeks a Development Project Manager for its Pinehurst, NC team. The role leads multiple commercial development initiatives from due diligence through entitlement, permitting, construction and turnover, working with senior leadership and cross-functional teams.

The ideal candidate has 2–5 years in civil engineering or CRE development, a BA/BS in a related field, and hands-on experience with site feasibility, budgets and schedules.

Qualifications

• Approximately 2–5 years of relevant experience in civil engineering, land development, commercial construction or CRE development.
• Experience on commercial and/or retail real estate development projects.
• Bachelor's degree in Civil Engineering preferred; related field considered.
• Strong understanding of site development, permits and municipal approvals.
• Proficiency with AutoCAD or similar software for preliminary site planning.
• Proficiency with Microsoft Word, Excel, PowerPoint, Outlook, Project and related software.

Responsibilities

• Oversee site due diligence and entitlement activities across multiple new construction and redevelopment projects.
• Prepare and evaluate conceptual site plans for project feasibility and tenant requirements.
• Develop and manage project scopes, budgets and schedules from initial due diligence through construction and turnover.
• Lead key aspects of the due diligence process, including feasibility analysis, project budgeting, geotechnical investigations, environmental assessments, surveys, traffic studies and title review.
• Manage projects through entitlement and approval processes with planning, utilities, transportation, stormwater, building and fire departments.
• Coordinate with tenant representatives regarding project feasibility, design, permitting and scheduling.
• Develop and maintain detailed project schedules with milestones tied to purchase/ development agreements and leases.
• Serve as primary contact for external engineers, architects and consultants through design, entitlement and permitting.
• Support construction team through RFP bidding, bid documents and AIA contract work.
• Assist with monthly project budget reconciliations and budget-to-actual reporting.
• Communicate progress, milestones, risks and issues to stakeholders.
• Coordinate with property management and operations through turnover and closeout.
• Maintain accurate project documentation while handling multiple projects concurrently.
