Job summary

Plaza del Rio Management Corp. in Phoenix seeks an experienced Property Manager to lead the property management program for Plaza del Rio properties, including commercial condo associations, with knowledge of the Arizona Condominium Act (A.R.S. § 33-1201).

Qualifications

• Property management accounting, budgeting, direct expense charges, insurance, leases and related forms, work order systems, bidding and managing vendor services and related contracts, tenant improvements as noted below.
• Experience and knowledge of HOA/association operations and Arizona Condominium Act.
• Strong organizational and communication skills.

Responsibilities

• Inspect properties on a regular basis and follow up on inspection issues.
• Review and sign off on work orders and building inspections; coordinate with Corporate Engineer on maintenance.
• Develop and supervise a maintenance management program with Corporate Engineer.
• Review property compliance with applicable laws (ADA, environmental, etc.) and make recommendations to Ownership.
• Oversee vendor services contracts; bid recurring services and track compliance.
• Enforce lease terms, CC&Rs, signage criteria, rules and regulations; manage tenant relations and move-in/move-out coordination.
• Maintain association records, minutes, disclosures, and legal documents; interact with association attorney on delinquencies and violations.
• Review aged receivables, annual CAM reconciliations, budgets, and operating reports; bill tenants per leases.
