Job Overview

Under general supervision, the Lead Building Engineer oversees maintenance, repair, and modifications of buildings and related equipment; plans and schedules projects; manages service contracts; and provides technical support to the Chief Building Engineer.

This role involves second-line supervisory responsibilities, reporting to the Chief Building Engineer and guiding Building Engineer Field technicians. It combines supervisory duties with hands-on building maintenance. The role requires minimal direct supervision, with an emphasis on applying technical skills and ensuring projects meet deadlines and quality standards. Project planning and scheduling are coordinated with the immediate supervisor, with responsibilities assigned based on skills, staffing, and project timelines.

Responsibilities

  • Plan, schedule, procure materials, and supervise work on plumbing, HVAC, electrical, ventilation, and pumping systems.
  • Supervise minor construction and building alteration projects.
  • Maintain records of work and prepare reports.
  • Develop and manage maintenance, construction, and service contracts, including RFPs, bid evaluations, and contract awards.
  • Coordinate maintenance activities with internal departments, external agencies, and the public.
  • Inspect buildings for safety, maintenance needs, and accessibility.
  • Prepare plans and specifications for small remodeling and construction projects.
  • Estimate costs for time and materials.
  • Analyze energy consumption and implement efficiency measures.
  • Assist in determining maintenance and energy needs for new buildings.
  • Support budget preparation and management, including monitoring expenditures and recommending actions.
  • Contribute to the development of policies, procedures, and long-term standards for building maintenance.
  • Participate in staff hiring, training, evaluation, and motivation.
  • Address employee performance and grievances.
  • Maintain cooperative relationships with staff, other departments, agencies, and the public.
  • Participate in safety programs and committees, ensuring compliance with safety standards and practices, including respiratory protection, fall safety, and confined space protocols.

Qualifications

Knowledge of:

  • Employee supervision principles, including hiring, training, evaluation, and discipline.
  • Materials, tools, and methods used in building maintenance and repair.
  • Operations of HVAC, electrical, plumbing, pumps, and hydraulic systems.
  • Maintenance materials such as paints, chemicals, and lubricants.
  • Safety practices and regulatory codes related to building maintenance.
  • Construction trades, work planning, and scheduling.

Skills to:

  • Operate hand and power tools for carpentry, electrical, HVAC, and plumbing trades.
  • Plan, organize, and supervise work of others.
  • Motivate, evaluate, and train staff.
  • Analyze technical and administrative problems and recommend solutions.
  • Prepare clear reports, records, and correspondence.
  • Exercise independent judgment within policy guidelines.

Ability to:

  • Work effectively with code enforcement and maintenance teams.
  • Understand and oversee diverse building maintenance tasks.
  • Interpret plans, specifications, and sketches.

Education and Experience

  • Combination of education and experience, typically five years in building maintenance trades (electrical, plumbing, HVAC, carpentry), including two years in a supervisory role, plus relevant certifications such as Systems Maintenance Administration Designation or similar.

Licenses and Work Environment

  • Valid Driver’s License, Vehicle Liability Insurance, and a clean driving record at hire.
  • Universal CFC certification and completion of the Systems Maintenance Administrator Designation with BOMI are required; failure to maintain these can lead to disciplinary action.
  • The role involves indoor and outdoor work, exposure to extreme temperatures, noise, dust, fumes, electrical hazards, and other environmental risks. It requires physical activity such as lifting up to 10 pounds, standing, walking, and working around machinery.
