Kittle Property Group, Inc. is seeking a Property Set Up/Lease Up Manager to lead the launch of new communities from construction closeout through lease‑up and stabilization. You will partner across teams to ensure each site is set up for leasing, staffed, and positioned to hit occupancy targets efficiently.

This hands‑on role requires building systems, guiding teams, and driving leasing performance while upholding quality, compliance, and resident experience at the center of operations.

Qualifications

• 5+ years of experience in property management or lease‑up roles.
• Proven leadership experience training and supporting site teams.
• Strong communication, organization, and relationship‑building skills.
• Ability to collaborate across Marketing, Accounting, Construction, IT, Compliance.
• High attention to detail with strong problem solving.
• Ability to manage multiple projects, priorities, and deadlines.
• HS diploma required; 4‑year degree preferred.
• Proficiency in MS Office and Yardi.

Responsibilities

• Lead training for new site teams and coordinate hands‑on onboarding.
• Collaborate with Construction, Marketing, Accounting, Portfolio Management, IT, and Compliance.
• Conduct site and unit walks with Construction for acceptance and transition to operations.
• Drive staffing and lease‑up goals across properties and track occupancy progress.
• Ensure readiness for leasing offices, marketing materials, and resident services.
• Support pre‑leasing and unit readiness to accelerate occupancy.
• Maintain reporting on progress, readiness, and performance.
• Coach and develop teams in lease‑up processes and compliance.
