Job summary

Tier II Landscape Design is seeking an experienced Senior Landscape Architect / Project Lead to guide the design and execution of rooftop gardens, terraces, courtyards, waterfront landscapes, and outdoor amenities across NYC and the greater metropolitan area. As a design-build firm, Tier II bridges design, construction, and execution, delivering projects from concept to built environments.

Qualifications

• A degree in Landscape Architecture (BLA or MLA).
• 7+ years of professional landscape architecture experience.
• Strong portfolio showing exceptional design and built work.
• Proven experience with NYC rooftop gardens, terraces, courtyards, or complex urban landscapes.
• Proficiency with AutoCAD and Adobe Creative Suite; familiarity with SketchUp, Rhino or Lumion.

Responsibilities

• Lead landscape projects from concept through construction documentation and installation.
• Develop design concepts for rooftops, terraces, courtyards, waterfronts, and amenity spaces.
• Lead client presentations and coordinate with architects, developers, engineers, consultants, and contractors.
• Oversee construction documentation, detailing, materials, planting design, and project delivery.
• Design for urban rooftop conditions including loads, drainage, waterproofing, irrigation, wind exposure, and constructability.
• Mentor junior designers through design development and documentation.
• Conduct site visits and resolve field conditions to preserve design intent.
• Collaborate with estimating, procurement, project management, and construction teams to align design with budget and schedule.
• Work on SWPPP plans and submissions for urban projects.

Tier II Landscape Design is seeking an experienced Senior Landscape Architect / Project Lead to lead the design and execution of high-profile rooftop gardens, terraces, courtyards, waterfront landscapes, and outdoor amenity spaces throughout New York City and the greater metropolitan area.

As a landscape design-build firm, Tier II operates at the intersection of design, construction, and execution. Our team works on complex urban projects for leading developers and architects, transforming rooftops, courtyards, waterfronts, and underutilized outdoor spaces into highly designed environments that are both beautiful and buildable.

We are looking for someone who brings together strong creative vision, technical expertise, leadership, and real-world construction knowledge—someone capable of taking ownership of a project from early concept through construction completion.

What You’ll Do

• Lead landscape projects from concept design through construction documentation and installation.
• Develop compelling design concepts for rooftops, terraces, courtyards, waterfronts, and amenity spaces.
• Lead client presentations and coordinate directly with architects, developers, engineers, consultants, and contractors.
• Oversee construction documentation, technical detailing, material selection, planting design, and project delivery.
• Design specifically for complex urban and rooftop conditions, including structural loads, drainage, waterproofing, irrigation, wind exposure, and constructability.
• Mentor and guide junior designers through design development, documentation, and project execution.
• Conduct site visits, resolve field conditions, and ensure that design intent is carried through construction.
• Collaborate closely with Tier II’s estimating, procurement, project management, and construction teams to align design, budget, materials, schedule, and constructability.
• Work on SWPPP plans amd submission for urban projects.

Who We’re Looking For

The ideal candidate has:

• A degree in Landscape Architecture (BLA or MLA).
• 7+ years of professional landscape architecture experience.
• A strong portfolio demonstrating exceptional design ability and completed built work.
• Proven experience with NYC rooftop gardens, terraces, courtyards, amenity decks, or other complex urban landscapes.
• Strong proficiency in AutoCAD and Adobe Creative Suite, with experience in SketchUp, Rhino, Lumion, or similar 3D visualization tools.
• Deep understanding of landscape construction, planting systems, hardscape detailing, waterproofing coordination, drainage, irrigation, and rooftop conditions.
• Experience coordinating with architects, engineers, developers, and construction teams.
• Strong leadership, communication, organization, and project-management skills.
• The ability to manage multiple projects and deadlines while maintaining a high standard of design and technical quality.
