Qualifications

Responsibilities

  • Maintains and audits land records, parcel-level information, acreage, ownership, site-control information, project maps, agreements, and other project documentation for accuracy and completeness.
  • Reviews deeds, title commitments, title reports, ownership reports, legal descriptions, leases, easements, purchase agreements, amendments, and other real-property documents as required by project scope.
  • Identifies, documents, and tracks title, ownership, easement, access, mineral, and other real-property issues requiring additional research or resolution.
  • Coordinates land and title activities with applicable outside resources, including land agents, title companies, abstractors, surveyors, GIS personnel, courthouse researchers, consultants, and other project resources as required.
  • Prepares, reviews, updates, and maintains easements, agreements, amendments, notices, assignments, consents, and other documents related to land rights.
  • Provides accurate and current land, ownership, agreement, title, curative, survey, mineral, and landowner status information to Project Management and other internal departments.

Brief Description

This position is based in Fort Worth, TX. Candidates must reside in Fort Worth, TX. or be willing to relocate. The Land Operations & Title Coordinator independently supports complex land projects through the organization, review, analysis, and maintenance of land, title, ownership, agreement, survey, and related project information. This position performs advanced land and title research, supports title curative and due diligence activities, coordinates project land documentation and outside resources, and maintains accurate project records and reporting necessary to support land acquisition, project development, and ongoing land obligations.

Key Responsibilities
  • Maintains and audits land records, parcel-level information, acreage, ownership, site-control information, project maps, agreements, and other project documentation for accuracy and completeness.
  • Reviews deeds, title commitments, title reports, ownership reports, legal descriptions, leases, easements, purchase agreements, amendments, and other real-property documents as required by project scope.
  • Identifies, documents, and tracks title, ownership, easement, access, mineral, and other real-property issues requiring additional research or resolution.
  • Identifies and tracks encroachments, title encumbrances, and other real-property issues and coordinates appropriate resolution or curative actions as applicable.
  • Maintains title and curative tracking and coordinates corrective documentation, releases, heirship or probate documentation, and other curative requirements as applicable.
  • Performs and coordinates landowner, ownership, title, mineral, and public-record research as required.
  • Prepares, reviews, updates, and maintains easements, agreements, amendments, notices, assignments, consents, and other documents related to the acquisition and administration of land rights.
  • Tracks agreement obligations including effective dates, option periods, extension rights, renewal periods, notices, payments, assignments, consents, and other applicable contractual requirements.
  • Maintains mineral ownership and related project information, including applicable oil and gas leases, wells, pipelines, waivers, and other identified land-related risks.
  • Coordinates land and title activities with applicable outside resources, including land agents, title companies, abstractors, surveyors, GIS personnel, courthouse researchers, consultants, and other project resources as required.
  • Coordinates survey-related land information, including property access, survey schedules, acreage reconciliation, exhibits, legal descriptions, and final survey documentation.
  • Tracks and maintains information related to project access, easements, rights-of-way, crossings, temporary construction rights, utility rights, and other applicable land interests.
  • Maintains landowner contact information, ownership changes, contractual notices, correspondence, and other landowner records.
  • Provides accurate and current land, ownership, agreement, title, curative, survey, mineral, and landowner status information to Project Management and other internal Company Departments as requested.
  • Maintains project closing and close-out documentation and assists with the transfer, organization, and maintenance of land records, agreements, and continuing obligations.
  • Prepares and maintains project status reports, tracking tools, dashboards, and other land-related reporting as required.
  • Actively searches for continuous improvement opportunities to improve process flow and expediency without the loss of accuracy and brings recommendations to manager.
  • Responsible for following TGS Standards with project close-outs and quality of final deliverables.

Required Education And Experience
  • High School Diploma required.
  • Three (3) or more years of relevant land, title, right-of-way, real estate, or similar experience.
  • Demonstrated experience reviewing deeds, leases, easements, title documents, and other real-property documentation.
  • Experience with title research, title commitments, title exceptions, and title curative activities.
  • Experience managing multiple projects, agreements, priorities, and deadlines simultaneously.
Preferred Education And Experience
  • Bachelor’s degree in business, technology, or related field
  • Experience supporting utility, energy, infrastructure, or renewable energy projects.
  • Texas real-property and land experience.
  • Oil and gas and/or mineral title experience.
  • Experience dealing with encroachments and other title encumbrances
  • Experience with ALTA/NSPS surveys and complex title curative.
  • Easement and right-of-way experience.
  • Experience with land-management systems and GIS applications.
Supervisory Responsibilities

This position has no direct supervisory responsibilities

Work Environment

This position will be located in our Fort Worth office with some flexibility. The role involves extended sitting at a desk, computer usage, and communication with colleagues and clients.

Physical Demands

Position Type/Expected Hours of Work

This is a full-time position. Standard working hours are Monday through Friday. However, occasional overtime may be required to meet the needs of the business. Occasional travel may be required. This travel is typically infrequent and may be limited to local or regional locations, including company field offices.
