Job summary

gpac seeks a Land Acquisition Manager to secure undeveloped land or finished lots for development. You will work with owners, brokers, developers, and city officials to secure land, assess opportunities, and guide negotiations.

Responsibilities include coordinating leads, conducting research, preparing LOIs, and maintaining key relationships with developers and owners. Travel overnight as needed to pursue opportunities.

Qualifications

• 3+ years of experience in land acquisition or related field.
• Bachelor's degree in engineering, finance, real estate or related field preferred.
• Strong written and oral communication skills.
• Ability to multi-task and maintain attention to detail.

• Receive and provide initial response plan for new leads from outside sources.
• Perform title and municipal research and initial cold call inquiries for potential land leads.
• Provide initial meeting with seller or seller's representative.
• Provide property description information, seller demands, terms and contact details to management.
• Prepare letters of intent.
• Maintain relationships with land developers, brokers and land owners.
• Underwrite and analyze financial aspects of development opportunities.
• Communicate regularly with city officials.
• Negotiate purchase contracts with sellers.
• Conduct business professionally to enhance goodwill and profits.
• Be able to travel overnight.

The Land Acquisition Manager will acquire undeveloped land or finished lots for development. Work with property owners, brokers, land developers, city officials and others to secure land.

Essential Duties And Responsibilities

• Coordinate, Secure and Organize Land Acquisition Leads


• Receive and provide initial response plan for all new leads from outside sources


• Perform Title and municipal research and initial "cold call" inquiry for potential land leads


• Provide initial meeting with seller and/or seller's representative


• Provide all pertinent property description information, seller demands, terms, conditions and contact information to management


• Prepare letters of intent


• Maintain close relationships with land developers, brokers and land owners


• Underwrite and analyze the financial aspects of each development opportunity


• Communicate regularly with city officials


• Negotiate purchase contracts with sellers


• Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company


• Able to travel overnight
