Job summary

USA Land Group seeks an experienced Land Development Project Manager to lead due diligence on land acquisitions from contract through closing, renegotiation, or termination. The role focuses on subdivision feasibility, county interactions, and risk assessment to guide purchase decisions.

The ideal candidate has 1+ years in land development, civil engineering, surveying, or real estate development, with direct county/subdivision experience preferred.

Qualifications

  • Major or minor subdivision experience preferred.
  • Ability to read surveys, plats, zoning maps, GIS, and subdivision ordinances.
  • Strong project management, communication, and problem-solving skills.
  • Ability to manage multiple properties, deadlines, and vendors.

Responsibilities

  • Manage under-contract properties through the full diligence process.
  • Research zoning, subdivision rules, lot sizes, frontage, access, setbacks, and county requirements.
  • Communicate with county planning, zoning, environmental health, and other departments.
  • Evaluate subdivision feasibility and potential lot configurations.
  • Coordinate with engineers, surveyors, soil scientists, attorneys, and other vendors.
  • Review surveys, plats, soil information, easements, access, and related diligence materials.
  • Coordinate perc tests, surveys, split plans, and engineering work.
  • Track deadlines, vendor progress, and contract milestones.
  • Identify issues that may affect cost, timing, or property value.
  • Prepare findings and recommendations for internal acquisition review.
  • Coordinate closing or termination once a final decision is made.

Job description

USA Land Group is seeking an experienced, highly organized Land Development Project Manager to manage due diligence on land acquisitions from contract through closing, renegotiation, or termination.

We buy and sell rural land across multiple markets, often creating value through subdivision and resale. This role will evaluate subdivision potential, coordinate with counties and vendors, identify development risks, and help determine whether a property is a good acquisition.

We are looking for someone with 1+ years of relevant experience in land development, civil engineering, surveying, subdivisions, county planning and zoning, or real estate development. Experience working directly with counties and major or minor subdivisions is strongly preferred.

Key Responsibilities

Success means leadership clearly understands what can and cannot be done with a property before USA Land Group closes on it.

This person should be able to independently work through county diligence, coordinate the necessary professionals, identify risks, and provide a clear recommendation before purchase.
