Job summary

Homebound is seeking a Land Acquisition Analyst to support Texas land teams in Dallas–Fort Worth, Houston, and Austin. You’ll underwrite opportunities, build market studies, and prepare IC submittals guiding where we build new communities.

This entry-level role offers exposure to due diligence, entitlements, and negotiations, with a clear path to a Land Acquisition Manager role. Hybrid schedule with field travel across TX.

Qualifications

• Bachelor’s degree in Real Estate, Finance, Economics, Business, Urban Planning, or a related field.
• 0–2 years of experience in real estate, homebuilding, land development, or analytical roles.
• Strong Excel skills and financial modeling fundamentals.
• Ability to turn data into clear summaries and presentation-ready exhibits in PowerPoint or Google Slides.
• Strong attention to detail and ability to manage multiple deals and deadlines.

Responsibilities

• Underwrite land and lot opportunities: build pro formas, takedown schedules, IRR, margin, and land value analyses.
• Prepare Investment Committee submittals: assemble memos, exhibits, site maps, and supporting data for submarkets.
• Conduct market analyses: research submarkets, school districts, growth, and pricing trends.
• Build competition analyses: track pricing, incentives, lot sizes, products, and sales pace.
• Screen and track the deal pipeline: log opportunities, perform initial site screens, maintain status reporting.
• Support due diligence: order and track reports (title, survey, environmental, geotechnical).
• Assist with lot purchase agreements: abstract terms and compare across opportunities.
• Maintain market data: update comp databases, GIS maps, and price trackers.
• Collaborate cross-functionally on pricing, cost, and schedule assumptions.
• Get out in the field: visit sites and attend meetings with brokers and developers.
